Just had joiner on phone now very very stressed.

We have a flat that had its bathroom flooded from the flat above last week. Tenant is hugely in arrears but with promises from Social Work and Child Protection Team we have allowed the allegedly ex-heroin user and her 2 small boys to stay and pay back the £1400 debt, where she spent her money Housing Benefit on smack and booze, at £10pw. There were conditions, not least that Social Work stay involved.

Joiner went out to look at damage today. She reported 2 unusable doors, water stained carpet and roof of bathroom caving in. She has the most manky carpet he has ever seen and the doors had been taken off and shaved by someone. She suggested he didn't tell me and get me to pay him for the work. She wanted a new carpet and the ceiling needs a lick of paint. Also she accused us of letting a flat unfit for habitation and told him she would have the environmental health onto us.

Sent her a note tonight saying I'm calling her Social Worker first thing and we will be jointly coming to visit now the joiner has spoken to me. He said the flat was full of really nasty looking people and was filthy. I'm terrified that they trash the place and then come here if we kick them out.

I'm not sure what to do next. Will definately speak to Social Work tomorrow at the very least to raise concerns for the kids in that environment. The Notice to Quit stands for 6 months so we can resurrect that if need be.

Sorry to moan but I feel sick to my stomach. Some people just use their kids as a shield to do this carp because then they can't be touched.

OH, Small Boy and Husky are all so intent on the DFW way that they ate them up, had seconds and then politely requested - don't do that again.:rotfl:

A definite achieved little things day.

Arrears boy is almost all packed and every thing of value has been moved out. Last push is tomorrow and he will definately, absolutely, positively be out by 6pm

When driving away another tenant in arrears spotted me and ask why I hadn't been round cos he'd no credit on his phone and wanted to talk to me. DOH - Note to self - Sign up for psychic classes again

CAB first session was good. People are nice and I've lots to learn can't wait. I've taken training stuff away and will work on during the week. Only complaint is they don't have a star chart so I'll just have to make my own. Good thing for me is nobody wants to volunteer on Fridays so if I go in then I can get to sit in on lots of interviews, other days the trainees have to fight (to the death with highlighter pens - en guard).

So 2 tenant visits tomorrow night then Tesco.

Showing vacant ex-trashed flat on Sunday so fingers crossed. Then daddy coming for dinner and to pick up the chocolates he ordered for Father's Day :A

Oh No forgot Grandad's choccies. img200604240644200165.gif
    • Flat showing
    • Emergency Choccie shopping
    • B&Q for replacement lock
    • Attic
    • Pugin Essay
    • Grandad's dinner
And lots and lots of washing.

Arrears Boy has taken everything he wants out of the flat and left all his carp behind. Going to treat it as abandoned and clear out the black bags next week, what a waste of space he is.
