    I'm selling my house through House Network and it has been fine- quick to respond and I can't say our viewing numbers suffered from not being in a high street window. We had a quote from the conveyancing service but it was actually MORE than the quote we got from our posh city centre offices solicitor, so we aren't using them

    Can I wade into this discussion?

    Doozergirl, wouldn't it be fair to say that you've been there done that etc quite a few times selling property and therefore from your own personal point of view as long as you get the exposure on Rightmove you can handle viewings negotiations and follow up yourself.

    But the average seller hasn't thought about what could go wrong and:

    a) they may overprice their property by trying to do Maths form Zoopla etc rather than simply looking at the local market and

    b) agree a sale with someone with a hideously long chain beneath him and/or no hope of obtaining a mortgage.

    Isn't it fair to say that for most people they actually need more than a way of advertising their property but it is not until something goes wrong that they realise this?

    It was ages ago Richard, and part of a wider ongoing discussion with googler at the time about House Network. This thread isn't all that valuable as an ongoing HN thread.

    My experience of HN hasn't been for a while now in the selling stakes; I've been selling houses that sit in a price range where I think buyers expect a certain service from an EA. Because I haven't used them for a while, I've withdrawn from any real conversation about it, especially as previous threads get pulled up and I look like I talk about it a lot more than I do now!

    But my overall opinion of them was that actually they were pretty much the same as an awful lot of high street agents, and in some respects better.

    In response to

    a) I don't see any harm in inviting three estate agents to value and tout their services to a potential vendor. If they are good, they will convince someone away from HN and into using their services. HN is just another option. If you can't do enough homework to check that the most expensive thing you own is priced correctly, or that the EAs are all wrong and your house is worth more, I don't think HN is for you!

    b) They did verify buyers for us, chase for feedback etc. so it wasn't exactly like going it alone. The experiences were easy - FTBs in all cases. My reason for wanting to use them in some circumstances is that a lot of Estate Agents on the high street offer very little in the way of support or experience and are simply not worth the fee they charge when they aren't verifying buyers correctly etc. I think that even a new-to-selling but genuinely motivated vendor who doesn't see it as purely an EAs job to sell their house for them (which it isn't!) can successfully sell with them - with the service I received last time...

    BUT I think though that there has been a bit of an "overall pulling up of the socks" in Estate Agency since the downturn and my experience of EAs since they've had to work to achieve sales, has been that they have done so. And that they've genuinely wanted to help us. And in times like these, in fact wherever possible, it's good to keep spending money locally!!

  • I have used house network for a property I am currently selling and went with them for a few reasons, listed below:-

    1. 90% of all property enquiries are now generated via the internet

    2. The internet house market searches fall into a few web providers with good search queries, etc. These being Rightmove and Zoopla plus a few others eg find a property, etc.

    3. House network provide a better photographs and descriptions and allow you to modify and add to both to select how you want you property to be marketed.

    4. House network handle everything a high street can do but really have a handle on the internet. Most traditional agents are still getting to grips with using the internet as their "Sales Brochure."

    5. Browse the house network lisitngs on Rightmove and Zoopla and you will notice the difference in the quality of presentation

    6. HN also provide you with market advise and feedback from Rightmove on the search engine results, weekly.

    7. You are not tied in to a sole agent contract.

    8. you can choose to take your property on and off the market at any time, without penalty.

    So far, I can not fault their service and would recommend them.
    Also, I have saved around £ 3500.
