Selling via housenetwork.co.uk

Options
Hi guys, I looking to sell my house through these guys, and wanted to know if anyone here has done this and used their solicitors. They seem very cheap, and was wondering if anyone has had any dealing with them at all, and whether they would recommend them. Thanks in advance:

How many people do you think are looking there when they're buying? If few people are looking at this site as part of their regular searching, why list your house there?

Also, where do you live? I'm in Scotland, and if you click on the housenetwork map, it shows "We currently have no properties in this area"

No property for sale in Scotland. Not one.

Why would I even think of listing my house there? Nobody will be looking at it.

My mum is buying a house and the agent in house network. the vendor is using their solicitors. Honestly? The quality of the scans they send of documents is appalling. We asked them to send them as .doc of the original but they seem unable to do this (they have to print it and scan it in as a JPEG)

They seem OK efficiency wise (timely responses to our solicitor) but otherwise, they are VERY cheap and i think the vendor is regretting their decision lol.

I thought housenetwork advertised on Rightmove.
I wouldnt use their soliceters though, a good soliceter is worth their weight in gold, they can really make a difference to a sale happening or failing.

I've not looked at your links, but have seen there logo and name appear on RM website for a few properties.
I'm not sure what their 'policy' is for setting the prices, but the prices for the same house as I have are marketted about £40k - £50 more than my house sold for.

    Beware of that

    Good luck

Their service includes a free valuation, but I'm assuming I decide what price my house will be listed for.

So, apart from housenetwork being CHEAP, what's the advantage of putting your property there, for them to propogate it to Rightmove -

as opposed to a 'conventional' agent who uses Rightmove, and can also put your property in a High Street window in your town, will sort out the sale board, possibly some press adverts, and most likely has had more contact with buyers in your area, buyers who might be a perfect fit for your house?

And even though they do put their properties on Rightmove, that still wouldn't entice me, because Rightmove isn't the first port of call in my area for people to look at for properties for sale. Other websites have dominance down my way.

Each for their own mate. I do not know of a single person who has visited an estate agent for buying or selling a house. EVERYONE I know says Rightmove IS their first port of call, including all the people who've met whilst viewing properties recently.

I also can't stand estate agents, and the whole 'commission' thing when it comes to selling your house. I can't be arsed with them. And also, you talk about local customers. Well, what about those looking to move from areas outside?

House network are not just cheap, they are bloody cheap! £400 (all in) to list your house on rightmove (+ 150 other websites) with floor plans, virtual tours, and loads of photos...

Anyway, why are you trying to put me off them? My original question is regarding what solicitors to use. I have a family member who works for a private firm who I've used in the past, and I know are great, but they really are quite a bit more expensive. Would people consider using one solicitors for selling and another for buying?

Anyway, why are you trying to put me off them? My original question is regarding what solicitors to use.

£400 to set up a property on one site and maintain an automatic data feed from that website to another (Rightmove) strikes me as a touch excessive. What else are they doing for their money?

Whilst they might send your property to 150 other websites, there's no value in being on any website that doesn't get much visitor traffic. If it's just a case of farming it out to 150 low-traffic sites to say that it's on 150 sites, there's little value in it. I'm not 'trying to put you off them', I'm just unconvinced by their service proposition.

You said "Hi guys, I looking to sell my house through these guys, and wanted to know if anyone here has done this" - I thought this was one question, and "has anyone used their solicitors" was another. Evidently, you just meant it as one question about the solicitors. Misunderstood.

I've not used their solicitors. I'd always go with a recommendation of possible. It's more true of solicitors that you get what you pay for than it is of EAs! However, I'd steer clear of anyone that seems to operate a conveyancing farm and therefore anyone associated with the big EA chains as IME their quotes are very high and I can pay less for excellent, local service. I've used conveyancing warehouse on one occasion and whilst I wasn't displeased, it might have been hard work for an inexperienced seller. I will pay good money when purchasing however and would be more wary about using a covenyancing company as opposed to proper solicitors. Check what they are offering you!

£400 is cheap to get your house on rightmove. If anyone knows any cheaper route then I for one would be grateful to know. That is all the visitor traffic I would need. I still don't understand why you continue to vehemently oppose the House Network model, googler |. I couldn't care less about seeing a house on their site, nor particualrly on a local agent's site even. I want it on right move. Fair enough if rightmove isn't used particualrly in your locality but I think you're in the minority there.

If I used anyone else for the purpose of getting my house on rightmove it would cost a whole lot more.

I've used House Network three times with great success and opted to do so based on feedback from this forum; I'm prepared to take responsibilty for my own asking price and prefer doing my own viewings. I have been extremely satisfied. Again, it might be hard for an inexperienced seller, but I'd swat up for the financial benefit!

    Good Luck with your sale.
