3 Weeks to Organise a Survey?

Just a quick one... trying to sell a house price was agreed.. not exactly what I wanted but then its got to be expected
It has now been three weeks and still no survey and no survey proposed date.
I asked the EA to continue to advertise until the Survey had been done... They didn't they told my mate that it was sold when they phoned up.
Buyer has now been round to see house twice and is coming again on Saturday for a third visit. On the second visit they spent 1 hr 30 mins viewing and left me in charge of their daughter whilst they took hundreds of photos.... I didn't mind but still feel frustrated no survey has been done.
When I spoke about the survey they didn't really say much and just shrugged it off.
Yesterday I gave my EA 24 hours to get a date of the survey, my solicitor phoned me up with some rubbish saying that they are genuine and just basically blagging.
Do I hold out longer in the hope that they are genuine or quit and go with another EA that does as I ask! Just don't want to waste any more time.
When I have purchased I have only taken a couple of weeks to get a survey done. My EA said that it is now common to take this long.
Any ideas?

so your willing to lose a buyer because your impatient??
They can't force a bank to do a survey until the bank decides.....so take a chill pill and just let it take its course or you risk losing your buying.If you find yourself in a fair fight, then you have failed to plan properly
I've only ever been wrong once! and that was when I thought I was wrong but I was right0 -
Considering the last so call purchasers let us down at 4 weeks without a survey and wasted our time didn't want other viewers etc... Yes I am concerned...
Doesn't really answer my question on how long people have waited for surveys recently.

Sounds very similar to what happened to me...when our buyers pulled out. Sorry.:o
In contrast, our next (and current) buyers completed their mortgage application on the Wednesday, the surveyor called me that afternoon and it was done by the Thursday.

It may be common to take this long but your EA is employed to keep you fully in the picture and steady your nerves. I would like to say your solicitor should be doing this as well but they rarely see their role as being proactive so you will need to chase them.
So your EA should be re-assuring you that the initial papers/memo of sale documents have been sent out. Do you have copies? Also seeking confirmation from the buyers solicitor (but this may have to be through your own soliocitor) that they have been instructed to proceed apace without any peculiar conditions being set.
So get seeking reassurances from your EA and solicitor as that is what they are being paid for. Get phoning or get emailing now.A retired senior partner, in own agency, with 40 years experience in property sales & new build. our mortgage company sent in the surveyor/ valuer within a week of our offer being accepted..0

If the buyers are serious they would have booked the survey by now and have a mortgage agreed in principle.
You are paying your estate agent to monitor the sale and chase things up if they haven't been done. He has already ignored your instructions by not continuing to market the property when you told him to. I would go and see him tomorrow with a copy of the OEA code of practice to hand. http://www.oea.co.uk/code_of_practice_sales.htm
Read the contract carefully before sacking the estate agent. He may try to claim fees even if your property isn't bought by a buyer he introduced.0 -
well i can only say that when i made an offer of the propery we are purchasing, i wanted the survey done asap, however, the bank that we are mortgaging with (who i am simply porting an existing mortgage with) took over 2 weeks to arrange it.
we had previously put a different address on our application for the purchase property because we made an offer on a property that was then rejcted. when we made an offer on this property and it was then accepted, the bank wanted us to go through the initial application again with the new address, then he had to send it off to some other department etc etc,
it took a lot longer than i wanted, but luckily the vendors didnt get funny0 -
Not everyone gets a survey done.
Its a difficult market you might not get a buyer for weeks.
I asked my agents to keep my flat on the market till a survey was done, then found out through sols they werent having a survey just a mortgage val.
Some people are just slower than others, normally surveys are paid for once done not on completion and therefore they maybe waiting for their mortgage valuation to be done and mortgage accepted before they do a survery or waiting for payday.
Its a buyers market, sellers cant be impatient, there are plenty of other properties on the market for your buyer to buy!0 -
Just on the flipside, our vendors have imposed a 14 day deadline for our survey (after which they remarket) so OH & I are running around like headless chickens trying to chase it up, terrified it won't get done in time. It took 7 days for our mortgage to be accepted, and now it's on to the survey. We're getting it done through the lender but our mortgage advisor has gone on holiday & now we're caught in the long weekend. We have every intention of buying the house and sometimes I wish I could tell the vendors this face to face, rather than messages passed through the EA. So yeah, we're not all trying to mess you around0
