    I am now trying to quickly sell my beloved Skoda. Hopefully it will sell over the next week I think estates are becoming more popular now.

    That's great that your EA kept tabs on them. Mine never seemed that concerned and I feel as though I have done their job for them! I even showed the people round the house as the EA didn't arrive on time!

    I think most house prices are at their lowest now and from what I have seen are selling quite well now. I really don't think that they will fall any lower. I hope that everything goes well for you too and you will have to keep us posted. I will keep my fingers and toes crossed for you!

    My buyers had a mortgage and a loan to pay for the property. They weren't even able to put up much for a deposit. It is concerning that banks are still allowing this. When I got my first place I had to get 5% before a bank would even consider a mortgage. God only knows how much their mortgage is going to be probably close to £1000 a month. I thought banks were starting to get more careful! I guess they will never learn!

    great news that your sale is finally going through, I know I breathed a massive sigh of relief when we exchanged on the property we just bought. Our situation was about as different as yours as it is possible to be, so I can only imagine the stress you have been through - you deserve a big drink!!:beer:

    The vendors estate agent advertised as 'no upward chain, motivated sellers' the vendors told us they wanted to move ASAP. We put in an offer which was refused due to them needing a certain amount in order to buy their next house (err isnt that a chain?) anyway we made another offer which was accepted, we didnt have a house to sell, 40% deposit, mortgage application, survey and written acceptance all happened within 7 working days. We were ready to exchange within 14 days of the application being made but the vendors said they 'needed more time'.

    I have to say I was worried that they would pull out of the sale in the hope of more luck during the summer months, the house is next to the beach on a road that rarely has properties for sale (the last sale was 10 years ago, only 6 houses on the road)...they marketed the place over winter - no visitors in winter, less competition = better price??

    Anyway we did agree an exchange date/completion date, moved in without any major disasters and six weeks later I still sort of feel like Im on holiday and will need to pack up and go home any time soon :rotfl:

  • Hi Benjo That sounds like a fantasic house you have next to the sea what a dream! I don't blame the purchasers I think it was more down to their mortgage company and the EA telling me things were all ready when they were no way near.

    Where you were saying that you were worried about them pulling out that was my biggest concern too but my EA wouldn't show anyone else round the property even though I demanded them to until the survey had been done. Lucky for the EA they didn't pull out because if they did I would have gone to another EA (one that would do as I instructed, turned up on time and turned up with keys!)

    I think the key to purchasing a property today would be to consider what would sell it in the future for yours would be by the sea and mine was the large garden. I never planned to leave but I think in future I would take this into consideration.

    I will let you know how my move goes to Canada I am excited and so is my son. He is only 5 so not quite sure how much he understands, I think the most exciting part for him is going on a plane!
