Sorry not to agree with you but where I live more houses are selling recently and prices are certainly not falling:p not going up any but have certainly levelled out
Take anecdotals with a pinch of salt, as its not possible for 1 person to see the full picture in any area/region.

'Fraid I'm with your wife on this one. You've obviously made a bit (or saved a lot!) and are in a good position to buy. Why get greedy and wait? Who knows what will happen next?
I'd be looking very seriously, as it takes quite a while to find the perfect property anyway and you are in a very strong position.somewhere between Heaven and Woolworth's0 -
John , I would offer her a compromise is if she waits until the end of the year. (A nice holiday of her choosing maybe )

It does depend on area though , and thats where you have to show some caution

I am female, 45 with grown up kids...so.....I do understand where your wife is coming from.
I have written before about the circumstances when we first bought in 1990...and, to this day, we have never regretted the decision....OK, we 'lost' about £10k by buying then...but we would have been divorced if we had waited for the bottom (1996)......when we bought again.
Your £170k is going to have a variable 'value' over the next few years anyway...in the absence of !!!!!!?, take note from Generali and SabreTooth Tiger among others.
Inflation is going to turn up at some point over the next few years...though may not be obvious as some items may deflate and others inflate...making things seem evens. I have concluded that it's quite difficult for 'The Ordinary person' to win every time...more win some, lose some most of the time.
We currently rent in one location and own in another. My OH loves it in the rented as he doesn't get 'To Do Lists' stuck on the fridge (by me) and we aren't in the owned home enough for me to get a list together...mind you, just been up there for couple of days and feeling a list coming on.
You could sign a 12 mnth STC....that was all that was on offer???? To buy time......0 -
