    The good news is that you have plenty of time on your hands. There's no rush, prices will not be rising for a good while yet, so if the wife allows it maybe just see what's happening in 6, 12, 18 months.

    Your in a great position to bag a bargain.

    I think I can probably Fob her off until christmas . So by the time we start looking then , will get at least a year hopefully !!!

    It really is a difficult one as house price reductions will impact on areas differently plus the yearning of having your own home can sometimes put any other worries (for example the economy) to the back burner.

    I would advise caution but if it is going to be a forever home, with a smallish mortgage (or very good LTV) and your situation is good.....then it might be best for you.

    Everyone's situation is different, you have to decide what is best for you.

    Dithering Dad posted a very good thread a few days ago with examples why it may be a better time for SOME to buy now, there was some very interesting figures given that certainly gave food for thought.

    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.

    You're in a strong bargaining position, but you can't capitalise on it without actually bargaining. You'll find it much easier to talk prices down now than keep a lid on them to the same point if the market turns, when there will be a lot of people after the bargains.

    It's less important to call the bottom of a market than not to buy at the top of the market. Investors who actually make money tend to move in opposition to apparent market directions, which is for the simple reason that if everyone could get rich by following trends, we'd all be rich. As I've said before, it's just as irrational to expect prices to drop indefinitely as it was to expect them to rise indefinitely.

    Just to cheer people up, in about 90 days the days start drawing in again.

    The fact that that comes as a surprise is a demonstration of the power of linear extrapolation and the way cyclicality surprises people even when it's totally predictible.

    Can't you give her a couple of hundred quid to buy a handbag? That should take her mind off buying houses for a while ;)
  • egg money give 4% and thats instant, you might be able to get better then 2.5%


    You should do it by the numbers and compare the cost of the mortgage payments vs renting.
    If renting is much cheaper then it doesnt really make sense and you know how others will also act most likely.

    Once it gets anywhere close to having a mortgage (ie. long term cost not our current silly rates, so use a 10 year fix to work it out) as cheap as renting, ie. well worth it then the market will turn and you'd be silly to pay a landlord when you have the wealth to easily pick and choose

    Cash will not always be the best place to put your wealth.
    Over the (very) long term wealth in a house is a better idea in order to avoid inflation, etc

    :D Seems to me 'the wife' rules the roost Dorsetjohn, and it won't be long before you're signing up for a new house. You can't fight this sort of nesting instinct and you know it!!! And I'd be surprised if she were to take any heed of what a bunch of people on an internet forum say!
