Problems Renting

Because DH has been made redundant, and we have no income at present. We will have capital from sale of house (if we sell)
Credit rating is A plus no problems there.
Hopefully he will have another job before we get to this stage, but its not easy at the moment, he has applied for loads of jobs, but no joy at the moment.
Sorry to hear about your situation I am sure things will work out.
I think you should start your own thread - this one is a tad 'tainted'
See what other people think based on legalities not opinion.
Good luck0 -

In your situation you have a clean credit rating, a verifiable UK address history and possibly references; totally different to OP who has none of these things.
A tenant check on you would come up with clean but no income at worst ( if the recent redundancy hasn't filtered through to credit ratings it could be even better).I'm a Forum Ambassador on the housing, mortgages & student money saving boards. I rent privately as I have animals and could not find an agency that would agree to them. I too came back from abroad and had no problems finding a house. Since then I have moved twice and none of the landlords have asked for any references, bank statements etc.The world is over 4 billion years old and yet you somehow managed to exist at the same time as David Bowie0

Paying 6 months rent, up front, to a LL should not cause a problem - the evidence should be there that you paid 6 months rent, in advance.
Paying it to a LA could be an issue, if the LA goes out of business before the 6 months expires, though.Warning ..... I'm a peri-menopausal axe-wielding maniac0 -
I have the same sort of probes as the original post, but do not have a 6 months deposit,my brother who has his own company is willing to go as a guarentor for me.Will the agents still do all the checks even if i inform them it will come back as a NO or can they go straight for my brother.
I have managed to scrap together money for 1month up front and 1 month deposit but very worried about the large fees the agents charge.I would be happy to take all advise given to me.
Thank-you0 -
Ring the council and ask if they have a list of landlords/letting agents who don't charge excessive fees0
