Problems Renting

I live in Spain but returning to the UK in August, will need to rent a house on a long term basis,my OH is self-employed with a got turn over so no probs paying the rent.I have talked to some agents who have informed me that I will need proof of address, which i only have in spain,a good credit rating which i don't as i am a released bankrupt and a bank or employers ref which i cant get as i don't work. The other alternative is 6 months up front (no way )or a guarantor ,which i am not sure about.
Is this all companies or just a few.Does anyone know of a way round this,it seems more and more landlords are using agents as i have looked at renting privately with no joy.

Even landlords prepared to rent to you privately would be concerned at that history!

If you can't find a gaurantor (who would be liable should you not pay the rent) then you need to save up so that you can pay 6 months rent in advance.

Pretty much your only way forward is an up front payment - obviously this has loads of negatives.

You may get lucky on somewhere like gumtree a lot of LL's advertise privately there

Maybe try a Housing Association such as Genesis. You can buy one of their properties at 25% of the value and pay a Government subsidized rent, which, they say is lower than private renting. Just a thought for possible actioning.

Run a mile from these schemes there are dozens of threads about the negatives on here.

Especially as you have had debt problems in the past.
  • The annoying thing about all of this is that we have rented in the uk and spain for years and never been late with rent never been evicted, always been perfect tenants,my OH profession is one were you can always make a good living with no chance of losing his job.A guarantor seem like the way to go,funny thing is she earns less then us.There is no way i am handing over nearly 10k in rent to a total stranger in advanced rent,i may have bad credit but i am not an idiot.

Very interesting. What are the negatives? Genesis seems to be buying up many of the Victorian properties (currently owned by Transport for London) in my area and converting them. However, they have now put in an appication to demolish a couple of very large Victorian houses and build hugh flats in their place. Bit of an uproar about that however. Hopefully, the council will reject it.

Just prove "your worth" then. If you "hand over" £10k in rent, make sure you have a trail e.g. receipt, bank statement etc.

You need to look at this from the LL's point of view, too.

Why not put the up front payment in the government run Tenancy Deposit Scheme - not sure if you can put 6 months deposit in there but I do not see why not. That way he would not be holding the money or you.

Someone with more knowledge can give more advice on this option

I cant see the problem with paying the rent in advance, I may have to do that myself, it would take a LL some time to get you out, and if you could prove you had paid and you are not causing any other problems, I cant see the issue
Or you could see if a letting agent cvould have the rent in advance and just pay the LL month on month from the money.
    Pawpurrs x ;)
  • There is no way i am handing over 10k to anyone whatever the circumstances,i will go the guarantor route.
