    Same here! I kept typing up similar and scrubbing it out, personally I would just pick another tennant its the attitude on top of all the problems, (bancrupt twice, due to gambling debts, no references, not willing to pay rent in advance etc, etc)

    You have to show some willing, show that you are trustworthy, and I would have thought that rent in advance in your rarther difficult circumstances would prove that. Dont get me wrong, I may be in a similar situation myself if I sell as DH has been made redundant and I have been an owner ocuppier for years, but I will be happy to pay an agency six mths rent in advance, and get references off my EA, who know how I keep my home, my mortgage provider etc, do anything I can basically as If I want to rent, I need to prove my worth.

    Lets make it clear - I do not agree with paying either a LL or a LA 6 months rent in advance - perhaps a couple of years ago this was OK - these days you cannot trust even the best of LA's not to go out of business.

    I still think there is mileage (in general) for people in a similar situation to the OP to lodge the money with the TDS - it will be 100% safe and should there be any problems there are arbitrators.

    Oh dear, I have just seen the OP's other posts this month after reading Pawpurrs comments!

    This is on top of her own credit history I assume, and assurances that her husband was earning a good wage and was trustworthy!!

    It does beggar belief when people start posting on here about how hard done by they are, and ranting about LL's and LA's being unfair, when they only post half the story and are in fact the only problem! :rolleyes:

    Sounds like any private LL taking you on should be very careful indeed. Your best bet is to try the council to see if they have anything.

    I may find myself in a postion (hopefully) where I need to rent, when I have sold, will TDS do this then? I can have a guarantor?

    re giving HUGE deposits to TDS or DPS - no landlord in their right mind would agree to this - it is increasingly apparent that TDS and DPS are making more and more unprofessional and biased arbitration decisions on behalf of tenants which clearly should be on behalf of landlords - there is NO way i would risk 6 months rent in such a biased scheme ........

    Thats what I thought, what would you suggest would be the best course of action, in my circumstances, the way i see it, I dont have a problem with six mths in advance, surely if the worst happened it would take several mths to get me out, if I had paid all the rent?

    What Clutton fails to explain is that the scheme is biased towards the tenant not the LL - so in your case and the original OP it is a good way forward.

    I appreciate she lost a case she should have won but the circumstances were completely different.

    Giving 6 months rent in advance to a LL or a LA has NO protection biased or unbiased.

    Pawpurrs why would you need to give 6 months in advance anyway?

    Because DH has been made redundant, and we have no income at present. We will have capital from sale of house (if we sell)
    Credit rating is A plus no problems there.
    Hopefully he will have another job before we get to this stage, but its not easy at the moment, he has applied for loads of jobs, but no joy at the moment.
