The position the remaining BTL will be in is strong as the crash will eliminate the competition. The result will be increasing rents not decreasing rents, as most of the BTL's become owned by a significantly smaller number of individuals.
At the moment I have found that rents are dropping due to the amount of young couples that are trying to rent their homes out while they move back in with their parents. It has caused quite a glut in our area at the moment and with jobs being hard to hold on too, I believe that it is going to get a whole lot worse before any signs of improvement are visable.0 -
I know one BTL landlord who would offer a lowish price on the family type house, then have the estate agent ring him if that house was sold to another buyer. He would then offer more money to stop the family buying it.
I.e he would keep his low offer there in the hope the seller would become desperate, and if not, would "stop" the family buying it by whipping it out from under their feet.
He now has around 25 properties, which he would rent out to these families who couldnt afford to buy houses because of the handfuls of people like him. Just look at the Wilsons for this on a large scale.
The landlord is now in dire straits. He's riddled in debt, and losing the rentals, so having to pay these mortgages himself in a lot of cases.
We reckon it will only be months before he's bankrupt. Yet he talks up the economy like there is no tommorow, saying all this is actually good for him.
He spent so long telling us of his empire, and his holidays and his retirement plan.
Am I secretly delighting in his downfall?
