Buyin house Seller not ready to move.

Hi there, can anyone offer any advice please? We are buying a house and are about to exchange contracts both on our house and another which we are buying. We have agreed a date with our purchases but our seller does not want to move then. It is a long story but basically if there anything we can do to encourage our seller to complete quicker than they want? We don't want to pull out and I don't want to make empty threats to do so but can anyone suggest what they might say to the seller in order to encourage them to complete. We are all ready to go its just our seller who is not ready to move:cool:

It is a two way process for you and the seller. Have you asked them why and what dates they want and why. Or have you asked your agents to find out. I think there is little merit in 'laying down the law' in my opinion as that course of action can backfireA retired senior partner, in own agency, with 40 years experience in property sales & new build. Anyone can appreciate that you're keen but you have to appreciate how you'd fell in the same situation. As long as they're not talking months on end, then find out why they can't move yet and blame the keeness on your buyers so you can pretend to empathise rather than be putting the pressure on yourself. Then you can 'work together' to discuss suitable dates.
Do not make threats - think again how you'd feel. I think it reflects incredibly badly on people.
People feel that they want time to settle and need weeks to take off work etc but in reality a house looks like you've moved in pretty quickly - once the furniture is in then it's livable it's just the time it takes to unpack. As long as you do the kitchen first, it's fine if you just work over the course of a weekend.
On the other hand, you think it will be ages but it will come sooner than you know if you do have to wait - it just gives you more time to prepare, have a massive clearout and make sure you're not taking anything you don't need anymore. If you literally get your house in perfect order now, once you've packed you'll be perfectly organised at the other end too.
The most horrible bit of moving is when you've packed all the big stuff but you've got weird bits that have ended up in the wrong room and the right room is already packed. You end up with piles of randomness that end up being shoved in boxes together.Everything that is supposed to be in heaven is already here on earth.

Thanks for the replys. We are actually in the same position as our sellers. We promised we would move out as soon as out buyers were ready to move and are honouring that. The people we are buying off also promised us the same thing and are now going back on that. They are buying a new house which is not yet built and wont be finished until early June (or so they've been told). They have said they know we can not all wait for that and they are willing to go early but want to wait as long as poss as they are moving to their cousins are will have to commute to work. They have said they will go 2 weeks after the date we want which is still 6 weeks before their house will be ready. This means we will now have to move furtniture into storage etc and move in with family for 2 weeks when they are going to do this anyway. I understand their predicament but I also feel a bit miffed as house prices continue to fall the longer it takes us to get in the less its worth iyswim. Also I work at a school so am off for 2 weeks and hubby is off as its Easter so would have been really ideal for us really.
I'm not going to start threating to pull out or anything but do think they're crakers given they way the market is at the minute.

In light of that, I think they are being more than fair - most people wouldn't do that at all and we're only talking about a delay of two more weeks.
Personally I would be on to your buyers - it is absolutely pointless putting things into storage for two weeks. If you explain to them carefully that your vendors have agreed to move out before their house is even ready then your buyers should also be prepared to compromise for the sake of two weeks. To save everyone stress and hassle.
It's always the FTBs that do this :wall:. They are almost always the ones with the most flexibility yet they insist on stamping their feet like petulant kids. Appeal to their better nature - why people think it's alright to make people homeless for the sake of a small amount of time I have no idea. It's really selfish, tbh.Everything that is supposed to be in heaven is already here on earth.

It can be the case that FTBs are on fixed rental terms, we certainly had a LL who had served notice and was only willing to renew on another fixed term, so we had to move or tie in to another 6 months elsewhere. Also with rentals you are committed to units of months so don't want to rent and pay mortgage on two properties. Also a lot of people's mortgage offers have an expiry date or the clock on the fixed term is still running - that couple of months might be the difference between a completely different mortgage or none at all at the moment. PArt of the problem is lying vendors I've heard countless oh we're moving with family/into rental only for them to start lookign once the house is sold, then that place falls through and they start again.... people selign houses not used to rental say they will go into rental but don't realise many LLs don't take dogs/kids and rentals usually an initial 6 months fixed.0 -
One solution to all this is to exchange contracts now, but with a completion date of June. Everyone in the chain can do that, and problem is solved.

Where does alm721 say that his/her buyers are insistent on sticking to the original date? Where does it say that alm721 has even mentioned this to his/her buyers?0 -

They promised they would move as soon as we were ready and have then bought a house which is not built and are now not wanting to stick to their orginal promise to move as soon as we were ready to complete. Are they really being that fair? Or an I just expecting to much?0

21 March today, and you want to complete 3 April. That's tight.
Of course your buyers can move mid-month. They might lose half a month's rent. In practice, your buyers can probably stay where they are for a couple of months longer rather easily, whereas you are expecting your vendors to move twice, once into rented accommodation and again into their final home. They probably can't find somewhere to rent for just a couple of months, as minimum tenancy is 6 months usually. So, their loss is 4 months rental.No reliance should be placed on the above!
