    My absolute top is £95,000 - I could probably afford more, but I'd rather wait around and get something which I know I could afford without making too many sacrifices.

    Stop going up in £2,000 increments- try £1,000 from now. You must be close to what they will accept

    Thanks, I will do that (if I need to!!!). Obviously, I'm not out of the woods yet, with it being a repo so sleepless nights ahead still!!!

    Yep, it's a pretty big gamble! I do think that if you move as quickly as humanely possible once it gets accepted they might ignore other offers-we've had one at work where 2 cash offers were turned down as the ftb with a mortgage had literally whizzed round and got everything in place a week before they expected-exchange today instead of next week so you never know!

    They contacted me back today, and told me that the vendor needed an extra 500 quid to get their minimum, so I've offered £87,500 which, tomorrow, will be accepted!

    Now I need to get soliciting, so to speak.

    Nice work fella. Provides a bit of inspiration to us in the same boat. Though where i'm gonna find a place as cheap as that in Bristol is open to question.

    Thanks everyone. I don't currently have a solicitor/conveyancer in place - would anyone be able to give me a link to some decent online ones, as well as maybe a directory of conveyancers?

    I didn't think I'd get to this stage so soon so perhaps I'm a bit underprepared for the actual engagement of this stage.

    This is so mad. I've now spoken to my lender re the mortgage, who have instructed solicitors to do the valuations etc. I've paid the fee for the valuation, and it's all moving so fast!

    It's fun, and scary at the same time.

    You have mentioned the service charges - do you know who the Management Company are for this property?
