    In fact, this place almost seems too good to be true - two big bedrooms (I was shocked!), central heating, 2 year old double glazing, a lease which was renewed in 2004 for 125 years!

    The service charges are: £100 a year for ground rent, £300 a year for maintenance although I can't get to the bottom of whether that includes building insurance (it's a purpose built flat with 6 flats inside the building). That, of course, shouldn't be an issue - this flat is so nice that I think I'll be going up to my very limit on it should it come to that - I'm just hoping that I don't get gazumped.

    It's a very nervous time though - I guess the adrenalin must be good for me!!!

    I erred with caution in the end, and put in an offer of £85,000. The EA had already told me someone had been rejected, and I felt to save time (I'd put in an offer previously on another property for £87,500), I would go to a round £85,000.

    Nerves are kicking in a bit now though. How do people do it when they move every few years????

    i know what you mean mate, i made 2 offers on same house in same day (first one rejected almost instantly) in the 3 weeks that followed i was almost totally off food for 3 days (felt physically sick) and lost 8 lbs :eek:

    i dont mind the weight loss, its the virtually not eating for 3 days i dont like- i like my food even though i'm under 10st and male :o
    things arent the way they were before, you wouldnt even recognise me anymore- not that you knew me back then ;)
    BH is my best mate too, its ok :)

    I trust BH even if he's from Manchester.. ;)

    Quick as a shot, they are back to reject £85,000. It sounds like they are willing to accept under the asking price which is, of course, a bonus so I've upped to £87,000. As much as I like the place, I won't be held to ransom and I know my limits.

    Is it a positive sign that the agents asked to have a copy of my AIP?

    The agents are checking you can afford it, not really positive or negative! What are you willing to go to?
