I have been lurking on this topic for the last couple of hours and think mrs cmr is doing great.However, just noticed the amount of unpaid rent you have and wondered why you have not given tennants notice to quit.Tell me to mind my own business if you want but is the law different in Scotland ?can you not get them out ?.Just wondering as if my tennants did not pay one month then would be serving them notice.I wish all of you all the best in getting your debts under control because I know there for the grace of god go I.Good luck everyone.
Apologies to Mrscmr for quick hijack but in Scotland at least you certainly can't do that. You must serve between 2 and 3 months notice and if they don't pay up or leave you have to go to court so it all builds up. LHA doesn't help and approx £5k is for two debts, one with a CCJ (but no money forthcoming) and one will go to court as he only left today. Others are in long term repayment plans. Given current climate, voids and market in this area I'm concentrating on current rents and sweeping up arrears where I can. New legislation means Homeless Departments now must have warning of any pending evictions because between tenant and mortgage defaults they're running out of emergency accomodation so Sheriffs may refuse start refusing to evict even when mandated.

It's a happy place here.

- Animals and children all self catering and self cleaning.
