Freezing and stormy here again today although it is nowhere near as wild as it was last night :eek:. I went to B&Q to look at the options you mentioned on here and I think it will cost me about £25 to coat them all as they had a giant tin of that sealant in Ronseal for less than the Cuprinol version. Looks like the same stuff though.
Lining them with weed control fabric sounds like a good idea as it will let them drain effectively. Think I will need to weight them down internally though. So looking forward to seeing them filled with flowers in the summer.
Also been exploring different shed colours as I want eh back garden to look very pretty this year with lots of flowers, fruit and colourful pots.Taking responsibility one penny at a time!0 -

Re the path, I am a lawyer :rotfl:Seriously though, I had our conveyancing solicitor have a look at it and the problem with buying at auction, especially a deceased estate is that often no one knows the answers to the normal pre-contract enquiries. No one knew the answers but we had done a load of our own research, speaking to the neighbours/locals and others who know the area and the property. There have been issues with boundaries as the nearest neighbours have adversely possessed the tip of what was once "our" land, tending the hedges which are directly opposite/facing their property (the land is triangular in shape). Also, the former owner had tried to claim the path which lies between our strip of woodland to the rear of the property and the adjacent very large field. However, this path is clearly visible on the ordnance survey map and it definately isn't our's, nor a public right of way. The neighbours are friendly so we'll make some more enquiries ourselves over the next few weeks.
I think it's just a case of showing ourselves to be reasonable neighbours and integrating into the local community, showing that we don't intend to take this piece of land over. It's obviously very unused and I can't imagine it'll begin to be used for any reason as it doesn't actually go anywhere. I wish it did as the main road into the Big Village is very fast0 -
ROZEE... are you sure the path doesnt go anywhere ? maybe someone else along its route to ? have nicked that "strip" to STOP walkers/riders in years gone past...not unheard of !!0

Family member did our conveyancing (wouldn't do tht again either...members of the family I've never met and dh hasn't seen since in short trousers all know how much we paid for the house and the address.....in cluding some to whom we would NOT have given the address let alone the phone number!), and dh was keeping an eye on it (lawyer) and it was me who found and dealt with all the inconsistancies in the very short timescale we had.0 -

Yes, and it was me who pointed out the four inconsistencies in our title deeds, though in our case the short time-scale was entirely the vendor's, so she got things moving, pronto.
Her solicitors were very short with us afterwards, sending us a letter that said something like. "Although she has received a substantially higher offer for the property, Ms X is still willing to sell to you, if you will now proceed without further delay."
I think I replied in two lines, being the written equivalent of a raspberry! We then jumped into the car and visited the vendor, who was totally horrified at what her solicitors had been writing on her behalf. She was an educated lady and understood perfectly well that faulty paperwork may cause real headaches somewhere down the line.

Our vendor tried the ''more money please'' line too. It was good to be in a similar position to you where my heart wuln't have broken if this had not been ''the one''. Funny how those other buyers just drop out isn't it;):D:D0 -

Worse case scenario here is tha we clearly define our boundary with proper fencing, not trees which have a life of their own and have grown up and widened and popped up in the middle of the track etc,
Regarding sales that have fallen through, I'm so glad we didn't buy the other place we were looking at now. I'm sure we would have been fine living there, but we're both delighted to have a bit of land - it's what we came here for.0
