we're involved ina very long legal wrangle to get our deposit back on the place we rented in Milan....(not far from the alps that city really!) which turned out not to have a roof.
Quite. it is possible to expend a lot of energy getting "upset" which would be better used sorting it out.
Is this Milan place where OH was planning to stay for this OS work project?
Bit ironic really if you end up with two places with no roof (even if only on part of this one).
It could save on the cost of propping it up. I guess rebuild would be no more expensive? If you've have not made a mistake, you've made nothing0 -
Well done on getting the structural engineer in. you'll soon know the extent of the problem and how to fix it. Cost is another matter, if its covered by insurance then that wont be so important.
Years back we lived in a 300yo clay batt property and a nearby culvert failed. First we knew of the problem was when the gable end detached and started to lean out . Ours was covered by insurance, thankfully!!0 -

the milan place3 was somewhere we both lived for DH's work, his first proper job in his area of work now (still with same employer now). He's in Brussels now. God I miss him!
As is now, recuild works out cheaper than repair....goodness knows how that would change with the roof going tooI think the main expense is matching bricks to the rest of the property...they have to be reclaimed matches or sourced from a source who provide to match.
rhiwfield....this is, sadly, outside of our insurers. We knew the risk.....:o0 -

In fact, I was sitting on the sofa writing tomorrows list when a flea hopped onto me I looked up and a wee prickly critter was strolling across the sitting room floor, happy as larry.
I've weighed him and he's only 200 grams. I'll phone a hedge hog expert tomorrow to get some advice but he's now in a box with a plate of expensive cat food making rustly noises.
p.s. welcome to my world...:rotfl:0 -

you can tell its autumn now, the road drains are blocked with the falling leaves, and the surface water is running everywhere..
just wondering if anyone knows how much grazing is for a horse these days? best way to discribe the land is 'rough' grazing, not green lush fields i think the last time i rented a field for my horses/ponies many moons ago it was a £1 per week per pony:cool: must be showing my ages now:rotfl:
im lucky i pay nought0 -
LIR.... sorry to hear of your possible elfresco kitchen.! there was a house down the road here [a 4 bed cottage] that was bought and the guy put in for PP and got knocked back. so he knocked it down ...the locals were horrified ,albeit it wasnt listed it was an old toll house by the bridge , the papers got involved etc. i rang NFNP and asked how he could do this ? thier reply....
" well actually its not been demolished, its still got 25% standing, thats not classed as demomished "...!! [thus couldnt be fined !] i asked what difference this made...[there was a corner and a chimney stack left] they said "we have ASKED him to rebuild on the footprint"....
duuurrrr:eek: so he built what hed applied for in the first place...didnt know wether to laugh or cry.... but artfull or what !!

I plan to emp ty the wall mounted cupboards this weekend and the structural engineer is going to have to come over to see and sort out props for it. Otherwise its going to be a much colder winter than I had planned!
Whoops! Sorry to read this; haven't been keeping up elsewhere either.
There wouldn't be any link between your earlier leaking water main and this, would there?
As you say, there's no point in getting upset, and it may be OK for a while once propped, but it may change your priorities somewhat.
This is reminding me to see an engineer about our potential problems with the barn.0 -

n'ah...its a long way away. This is part of the house with no footings, and the end we knew we had to start with....like the boiler...it might be just going before we are quite ready.
well, we were ready, but with the dog needing all that surgery in summer and then other incidental costs creeping in all the time its a PITA. we just have to be careful that's all.
On the plus side, did any of you guys know abot the renewable heat incentives for wood burning heating systems? Its a no brainer here, looks like a five year pay back (company says three to five years) and its index linked for 2o years. Comercial enterprises RHS start now, and domestic ones next year....what we are trying to do is find out if we had a domestic system put in before next year if we would still be eligable.0 -

After August 2011 to March 2012 you are eligible for the renewable heat premium payment but this doesnt guarantee you'll receive the RHI (the large biomass RHI for non domestic has just been delayed as the EU considered the terms too favourable).
I'm unsure whether the govt will have either the will or the funding to introduce a domestic RHI next year, one of the reasons I've put the idea on the back burner here0 -
ok...... deep breath.....
we are in the middle of buying land.....by re- structuring the business, the money we will save will be able to afford to pay the mortgage on the land, and show a good profit..... silly thing is, we could never get a mortgage to buy a smallholding, but yet we can have a mortgage via the business to buy agri land? where is the sense in that. but i am not complaining...
Offer excepted.... valuer gone and valued the land etc... ( nearly didnt get it as the vendor is a bit of a twonk when he opens his mouth)
got a second meeting with the bank on monday, and its all systems go with the solicitors... still holding my brath and closing my eyes, until its all over... thats why my head has been in a tizz....lol...
Its just under 20 acres..... we were going to auction off approx 10 acres straight away, to get some money back, but the valuer advised not to, as the value is in the marraige between the land and other things..
I am not going to put a link up here.... as even by mentioning it i am afraid i am going to jinx myself... so if you want a nose i can pm you a link..
this is why i have asked about the best time to plant apple/fruit trees, and the price of horse grazing....
I still cant beleif its happening after all these years of wanting a smallholding.... ok... my compremise is there is no house etc... and its only land... not the best of land, but in reality... do i carry on dreaming and potentially get nothing, or be too old to do anything, or even though i am time short at the moment... buy land, rent part of it, and 'play' with the rest...
We do have a business idea on what we can do on the land.. .but i will go into detail about that when everything goes through and the land is ours... ( fingers, toes and everything else crossed).
SOOOOOOOOOOOOOOOOO for now, i am concentrating on having a mega sale at hte forthcoming vintage fairs, for one to get some pennies in, and to reduce the load i have, as i am not looking forward to the business move, over the coming months:eek::rotfl:Work to live= not live to work0
