    As for the light, technically it's your responsibility to replace a broken bulb.

    I didn't agree anything with the landlord - he dealt with my daughter (and anyone who has a teenager knows that they don't always remember to tell you things / pass messages on straight away). He had arranged with my daughter to come in after school, but he helped himself to the flat 3 times during the day before she got home from school.

    I know it is my responsibility to change a light bulb / tube - it was a tube that goes under the wall units, there are 3 ceiling lights in the kitchen and he could have worked easily enough with those on - he had NO reason at all to change the light

    Just a bit of an update.....

    I have refused to have anything to do with the landlord since the incident, I have left it all in hubby's capable hands (although he is a bit too passive for my liking but he's a good hubby).

    The chain is always on when someone is in the house and I have instructed my daughter not to answer the phone when the landlord calls (I have caller ID).

    Our family are making plans to move out, we have a couple of viewings over the next week or so.

    We have always jokingly called the LL a '!!!!!!' and a 'freak' - there is something strange about him and his demeanour (his partner once described her meeting him as 'rescuing' him) and we have seen his car at the local public toilets on at least half a dozen occasions, it's always been a joke before now but I am beginning to wonder lol !

    To clear things up a little.......

    1) The landlord came to the flat with the gas safety guy when I was out - he had my permission to do this on this one occasion (reluctantly, but he said it was the only time he could attend).

    2) He phoned my daughter to arrange to fit the new hob, she told him she would be home at 4pm and he said he would attend then. She told me, I wasn't happy, but let it be. He came out to fit the hob, he said he needed a part and would be back the following day after 4pm.

    3) The following day he came out 3 times during the day (before my daughter got home at 4pm) - so whoever posted and said that I gave him permission to do this was wrong. He didn't leave a note or phone me (there were no missed calls) to advise me that he had changed the bulb or to advise me that he couldn't replace the hob.

    4) His partner phoned and apologised profusely for his behaviour - he has not apologised himself.

    Thought I would provide an update - we're moving out :T

    I never received an apology directly from him (just via his missus) which proves to me that he didn't see anything wrong in what he did

    They gave us a really strange reference for our new landlord which included a statement about not knowing the condition of the flat until they carry out their final inspection - I think he probably knows more about the condition of our flat than most landlords ! They also stated that although they rented the property out fully furnished they removed a lot of furniture at our request - totally irrelevant in a reference but hey ho !

    Just four more sleeps to go - we get the keys to the new place on Thursday evening and we move on Friday afternoon - am all boxed up and ready to go......I just hope there are no problems in LL returning my deposit :rolleyes:

    Not as strange as you might think: the LL is effectively covering his back. If he gave a reference, in which he said you looked after his property well, and then there was an issue over condition/proposed deposit deductions when you actually left he knows that you could produce a copy of a reference that painted a different story.
