if you own or manage a property of ANY size, irrespective of the age of tenants, landlords and managing agents have to be CRB checked and pay for it themselves......

Have I mis-read this or are you saying that all LLs now have to be CRB checked? I haven't seen anything to this effect.
And if we are going to have a CRB on LLs, are we going for plumbers, gas engineers, sparks, bin-men, street sweepers, office workers... ...in fact anyone not in prison eh?0 -
A landlord entering a tenant's home without the tenant's express permission is not recognising the tenant's right to quiet enjoyment. Doing that repeatedly amounts to harrassment. This is a criminal offence and can be punished by imprisonment.
A landlord who either doesn't know that or chooses to ignore it is not fit to be a landlord IMHO.0 -

And whether it's with permission or not you need a CRB check. Just because I send my kid to school doesn't mean it's ok if they don't CRB check the teachers.0 -

Where is this Landlord CRB check thing coming from? Can you link something that shows that this is neccessary? Or is it made up?
edit: re-reading the original post, it's clear that visit 1 was with permission, visit 2 was arranged via the 16 yr old (OP should talk to DD) and then the next visit was part of the same chain of events. I'd suspect that the LL is "assuming" it's ok, rather than trying to trample over the tenants rights. They are after all actually carrying out repairs.
Am I the only person to find it rather odd that the OP says they can't talk to the LL face to face for a friendly chat as they might lose their temper? Eh? Isn't that a bit unreasonable?
I bet if a LL said they didn't want to chat to a tenant for this reason they'd get short shrift, and I bet no-one would suggest that the tenant is a pervert.0 -
If they needed a CRB check, landlords would simply say: "No dss, no smokers, no dogs, no kids". Sorted.0

Ok firstly can I say that this is an example of a thread that has got way out of hand! So far we have suggested that this guy is a pervert, he's filming the flat and has ill-intent towards her and her daughter. Whilst it cannot be ignored that these things have happen to people in the past I do think that we are jumping to some very wild assumptions with very little evidence!!
There seems to have been some mis-understanding or mis-communication between LL and Tenant here and as a few people have said he probably means well and will be upset to hear that he has caused such a problem.
So before most of the people on here drag him off in irons never to be seen again I would do the following:
1. Speak to him or failing that send him a polite note/letter explaining your issues and how you would like the arrangement for repairs to be conducted in the future.
2. Make it clear that regardless of the age of your daughter he is not to make arrangements for entering the flat with her.
3. Ask him for proof of Corgi certification (If this is not forthcoming insist that any further repairs be carried out by a registered engineer as per the law)
4. Change the locks (but as said before keep the old ones)
If the above are met with annoyance and refusal......move out.
If the above are met with acceptance and apology......get on with your life.
Just my opinion people but hey
