All I can find are some companies offering to CRB check HMO LLs, in order to prove that they are 'fit & proper'.0 -

and is there anything wrong with wanting to know that the person who has keys to your home is a "fit and proper" person ?

I think it was clutton who suggested that all agents & LLs were required to have CRB checks.
I wouldn't mind, as I have nothing to hide. It would just be another cost that would have to be factored into the level of rent set, & yet another piece of paper to file. But I don't think it is mandatory for all LL's - I certainly can't find any information about it.
I don't think there is anything wrong in wanting to know if your LL is fit & proper, but AFAIK currently the legal requirement to prove this is only for HMO LLs. I'm not one, so not certain, but I don't recall them having to have a CRB check either. I thought it was more of a tick the box exercise somewhere within the huge licencing form..."are you 'fit & proper'", "do you have any criminal convictions" etc,0 -

Still it's in keeping with the thread, anyone who doesn't conform must have something to hide eh? It's almost a godwinesque provocation.
Maybe all tenants should have to provide a CRB too? Maybe the whole world?
I'm not realy sure why Mancheter think a CRB is necessary. Do their own staff who carry out home visits have CRB checks? I doubt it.0 -

I would imagine MCC would comply with any rules on CRB'ing staff.0 -
Only landlords in Selectively Licensed Areas and (i think) Landlords of HMOs which need a License have to be CRB checked - most of the inner city parts of Manchester is under Selective Licensing (another money spinner for councils - Manchester charges £450 for a license - AND you have to pay for your own CRB check on top)0

If you have an AST then you legally have 'exclusive possession'. What this mean is your landlord has to ask for permission to enter the flat.
It doesn't matter what the contract says (This is clarified by the case of Street v Mountford (1985) AC 809 Pg.816- google it).
Your landlord may not know this, so it might be better to discuss it with him first. If he is still entering your flat without giving the required notice, get a solicitor (Or CAB should be able to point hi in the right direction legally) to write him a short note. If all else fails, just don't renew your lease.
It could just be he is trying to be uber helpful, and doesn't realise as he has given you a lease, the property isn't his anymore (temporarily). New landlords often get this wrong.....sometimes 'being friendly' can be intrusive.0 -
How about the original poster grows up and acts like an adult! Pop round to your landlords apartment, have a cup of tea and express your concerns for privacy and that of her daughter etc etc etc
Thanks for your advice (and for your information I am grown up and I do act like an adult for the majority of my life but in this case I was pretty angry and I found it difficult to be civil).0
