It is interest only I'm afraid. £549 fixed rate ends in May.
I was discussing this topic last night and I realised that the two month notice to re-posses ran out on the 11Th February.
She texted me around 5.30pm on the 13th Feb. Therefore, if, as she slipped it stating, it had been like that for quite a few days, she probably knows the system, hence waiting until the 11th passed by.
Up until the 13th/14th, I was unaware garden, draft proof, and neighbour spoke with me that weekend, prior to that my only quarrel was trying to get her to set up the bank transfer and her not paying £12.50 week. Pittance for luxury.
Due to the council deducting £17 a fortnight from what she owes previously, I believe this is why she is faltering from setting it up. Her attitude was, the councils taking it from my LHA, so you'll have to do without. £213 fortnight as apposed to , £230.I think you should move to terminate their tenancy. Unfortunately they are in a DSS state of mind. What i mean by that is that they expect as of right that everything should be done for them and that they have no responsibility for anything. It can only get worse. What kind of simpleton would attempt to put a nappy down a toilet? Get them out now,do not falter,let them go and take the pi*s out of someone else and get it let out to someone who you can vet personally. Dont forget, houses are being repossessed left right and centre and so there may well be a larger pool of decent hard working people in need of a home. I was thinking ? Catch 22, would it be easier applying to get the house back because a family member needs it ?
But by doing that, they will rehouse her.
But at the end of the day, obviously I want what's easily best for me and my family , and if by her getting advice and she starts paying me a fiver off what she owes, that's going to be a chasing my tail scenario.

Still, my partner still saying, he'd rather call in his favours for the one big clean up job, as apposed to possibly 2 or 3 in attempts to find a good tenant.
I think between the wedding approaching, June ( with nothing booked yet...oh the stress ) refurbishing my 4 bed home in prep for renting :rolleyes: , before moving to Edinburgh, is probably why he's more inclined to leave them be just now.

We've been renting this house for almost 7 years and receive housing benefit and have a great relationship with our landlord, we respect that it's his house, he respects that it's our home. We do all minor repairs, decorating etc (we've also removed & replaced draft-proofing) but any repairs to fixtures & fittings, electrics & plumbing the landlord sorts out. That said we wouldn't stuff things down the toilet! It's our home and we treat it as such.
I get annoyed when people lump all DSS/HB tenants together as though they're some kind of underclass but I also get annoyed when you get some idiots like the OP's tenants who give the rest of us a bad name.Dum Spiro Spero0 -
It is unfair that people tar us all with the same brush. I considered DWP, because I know when I was on HB, I was not that kind of person and hoped mostly others would be the same.
Initially the shock of seeing the ink pens on wallks, the kitchen door off it's hinges, the nappy down the toilet and the stress of the matter got me annoyed at the draft proofing.
Screaming to myself, what else.... what else is next:mad: , the lack of control with the children to witness the door coming off, in midst of the toilet fixing attempts :mad: Oh my word. Things can always get 10x worse when you're in the stress.
Do you know what's worse, when arriving on the Sunday to fix the door, the whole toilet hadn't been cleaned!That's not a DSS state of mind, it's just an irresponsible tenant state of mind. You could get working tenants who treat the house in the same way.

You need to boot them out. They have no respect for you and in fact,they think it is an impertinence on your part for daring to expect the rent to be paid ! Now that DWP are deducting arrears,they resent it and they resent you. Get rid. It will not get any better. They think YOU are there to keep them.0

Today when i'm up at 2pm, she will probably ask me about the laundry extension room. That makes me angry. She stated, but the dryer will heat the kitchen next door up.
She never opens the windows or back door when the tumble dryer is on.
My partner is measuring the unit window this weekend, and is going to get the window re-installed with a fan within the glass that can not be switched off.

We drove up in the corsa a fornight ago, I gave her the church mouse story, hoping, that would appeal to her better side. Telling her we had to rid of the showgun and i'm in financial difficulty, and if it's not sorted soon, her and I will both be evicted.

Her friend around the corner told her, she only waited 8 months for a house in the homeless.

She's not going to admit the embarassment of living in homeless for nearly two years.You need to boot them out. You need to start receiving the LHA directly from the council. You do not necessarily have to wait to be 2 months in arrears to start getting paid directly, if you can show you have not been receiving the full amount persistently for the last few months. Some councils will state they won't do this until 2 months in arrears but if this adds up to 2 months it is the same thing.
The whole situation sounds stressful. I think it would be best to evict them. If you go down the S8 route (for rent money owed) there is a big possibility that the council will see your tenants as being intentionally homeless and they won't be rehoused. Also if the tenants pay just a fraction of the rent, then you won't get possession. The S21 route means you definitely will be possession of your property as no reason is needed.0 -
Do you know what's worse, when arriving on the Sunday to fix the door, the whole toilet hadn't been cleaned!
The pipe that leads into our toilet cistern leaked so I rang the landlord who arranged for someone to come out later that day, I spent an hour cleaning the bathroom and scrubbing around the toilet and it's pipes even though it was already perfectly clean! My OH said I was daft but I just couldn't bear the thought that someone would be working around the toilet and it might not be pristinemy pride gets in the way!

Well, 1.30pm today, she texted some fairy story excuse, like she's done since moving in and wanted to change it to 3pm.
Heading up just after 6.30pm.
Thank you every so much, everyone ...Annawho, psst...everyone,can't recall all your names.....I should learn to trust in myself and in my instincts more often, I knew I'd read it and understood it correctly. The other clause for getting her out, ( not the moonlight one ) without any hassles. I'm going to start the prep to removing her back side out!
So she'll get re-housed on a technicality ?
I was thinking, I'll forward a copy of the letters to the council, that I've send to her? ( after replacing removing those mirror wardrobes )
Would that be cause for reasonable disputing for S21 ? ( i'm sure it's S33 in Scotland )
