I never thought of it like that before...that's summed up well..thanks. Like my mother is always telling me...."sometimes when you're in the middle of a situation that's causing you stress, it's easier for me to point different things out to you, because I'm not in the situation and it's not causing me stress".
The ongoing repairs, I always imagined that plumbers etc turning up and the tenants enhancing the fact that, exploiting, that they can't pay it and if the professional wants paid, they'd have to ring the landlord.
That's why I offered at the start of the tenancy...my partner can pull favours.
( but probably not on a Friday night at 6pm, Valentines weekend :rolleyes: )I don't think that your expectations are too high. I also think that you have tried to be fair.
The rubbish and junk in the garden is unacceptable in my opinion, and an indicator that things are going to get worse rather than better.
The fact is that they can't/won't pay the full rent and can't/won't pay for any ongoing repairs that are entirely their responsibility (the plumbing issue). Your house will quickly go downhill and you don't have a full deposit to cover this financially.
I don't see the point in frequent inspections. You know what you'll find and they won't do anything about it. Simple.
Are they on a periodic tenancy at the moment? If so, just give them 2 months notice and cut your losses. Be prepared for them not vacating the house after the 2 months though.bam bam bammy Shore by The Revellers...do do de de do.0 -
Thanks everyone for your input. My partner thinks we should just leave them be....saying it's better we have the one big ' clean up ' job, as apposed to possibly several. It's difficult watching someone live like that knowing it's not something you wouldn't do yourself, after all most decent folks have respect for other peoples property and belongings.
Inspections, I assumed under T+C's section 2 - sub 2.10 - permit the landlord at reasonable hours upon prior notice to enter and view the property for any purpose. Including checking of compliance with the tenants obligations....

Speak to your council and see if they have a private housing officer. Our council has someone who leases between landlords and council tennants. They check the property reguarly on your behalf and come down hard on the tennants if things are wrong, reminding them that if they get evicted for not treating the property well then they will not be entitled to council housing as they are "intetnionally homeless" as in it was there own fault. Not all the coucils have this but even if they don't speak to the housing benefits section and get them to have a word with your tennants.Riding out the receession.........0

Private sector housing teams don't check properties on your behalf as a LL - lil'H, can you clarify whether what you are describing is when the Council has specific arrangements with private LLs to place tenants in their properties for a specific period, with the Council effectively managing the tenancy?
The HB section will not become involved in LL & T matters relating to the T's refusal to keep a property in good order, especially when that property is let by a private LL direct to a T.
Bambammy - if the problems with rubbish etc are ongoing and you say that the neighbours are also upset by it, then a chat with the local environmental health officer may be useful.0 -

I think you should move to terminate their tenancy. Unfortunately they are in a DSS state of mind. What i mean by that is that they expect as of right that everything should be done for them and that they have no responsibility for anything. It can only get worse. What kind of simpleton would attempt to put a nappy down a toilet? Get them out now,do not falter,let them go and take the pi*s out of someone else and get it let out to someone who you can vet personally. Dont forget, houses are being repossessed left right and centre and so there may well be a larger pool of decent hard working people in need of a home. Could you switch the morgage to interest only for a while to get you through this crisis?0

I will find out later on today, but I think lil may be referring to an agent acting on behalf of the council. If I remember correctly, they secure a 5 yr contract with the council to act on the councils behalf.
I'm up at the BTL today to pick up the fortnightly rent. Oh tell me about it, some stupid people! Falkirk council recently was slated for being one of the worst councils for leaving people in homeless places for up to two years. ( political manipulation me thinks )
Ta daaahhhh, after two years of the homeless tenants waiting, Falkirk council have finally been awarded a big wack of dosh for building new homes. Please lord, tell me those new homes won't go to wasters such as the tenants I have.
