Once you call, they know you want it really bad and can hold firm on the price.
Take your mind off the place and go do something for a few days.

Well it turns out it sold last night just after I spoke to the Bryant chap. He could have let me know. Apparently they offered "significantly more" than we did.
Oh well, back to the 3 bed semi that needs some work. On at 120k for over a year down from 150k. I'm going in with 102k0 -

BUT, if he is telling the truth, then you didn't loose out (since they supposedly offered quite a bit more than you were prepared to pay). Wonders will never cease...Oh well, back to the 3 bed semi that needs some work. On at 120k for over a year down from 150k. I'm going in with 102k
AND keep a look out for other things as well... at least around here, quite a lot seems to be coming onto the market on a daily basis (especially that end of the market). It is important that you are sure about what you buy: at the moment, the worst thing to do would be to buy something and then decide you don't like it and want to sell it 6/12/18 monthd down the line...

Can't know everything... BUT I still think that Bryant Sales Chap acted really odd... SURELY if you have two interested buyers (and you are a sales professional), you play them off against each other...?
I am guessing that the other buyer was a cash buyer and - regardless of the amount he offered - made an offer (to complete ultra-quickly) that Moldy wouldn't have been able to match...

My partner and I went to have a look at a development in the Midlands today. They need to sell one more off plan to be able to start build the set of 4 houses.
It is a 4 bed house with 2 ensuites on for 129,950. We are having a 85/15 mortgage. We are prepared to pay the asking price without any hesitation but is it worth putting in a lower offer and/or asking for carpets to be thrown in?
The woman said there was no negotiating but she needs to sell one more to be able to build the others so they should be desperate to sell surely?

don't buy off plan you'd be mad to.....and why is there no neogotiating?? sounds like shes telling porkies to me.
buy when its built.....if you search this forum you will find plenty of people that have bought of plan with a promised finish date only to be still waiting a year later........doesn't always happen i'm sure but the money is better in your pocket than theirs.41If you find yourself in a fair fight, then you have failed to plan properly
