Bryant new build, what to offer?

Hi all,

My fiancee and I are looking for our first house and went to visit a Bryant development today. During the course of the visit, the salesman mentioned that they had a 4 bed property come back on to the market (seller had been unable to sort mortgage). We were very impressed with the size of the house, the other houses nearby are finished and occupied as is most of the development.

The house was on at £159,995. It is floored with light fittings and includes kitchen with appliances. I had not mentioned the price at all up to this point and the salesman offered it to me at £145,000!

Why would he suddenly knock off such a large amount? Do you think any further reduction could be negotiated? How should I proceed?

    Cos they've had the 10% deposit off the previous mug... I mean buyer.

    Ask for 125k if you're in a good position to buy right now.

    We're definitely ready to go, mortgage agreed (in principal), deposit ready. Could we really get away with £125k?

    Sounds like a good deal. Is it a 4 bed detached or townhouse etc? with a garage?

    You could try £125-135k but if hes already come down from £160k to £145k, maybe there isnt much room for negotiation. But still worth a go. Ask for all the carpets and extras to be included, moving costs and legal expenses.

    It's a 4 bed semi, no garage. It already has carpets and flooring throughout and appliances in kitchen because the chap who was going to buy it paid extra for them and then pulled out!

    I was surprised that there was no mention of price until the Bryant salesman just came out with £145k! I reckon there might be a bit extra?
  • Defo some extra in there, no way he would offer his lowest price straight away.

    I'd say 125 is a good place to start. He'll prob settle for 135.
    Also get them to pay all legal and search fees etc

    He called on the phone.... I've offered 125k, he's come down to 140k. He said he needed to ring "someone higher up" and get back to me. That was 15 mins ago....

    He hasn't rung back. I suspect he's gone home. Should I ring him first thing tomorrow or wait for him to call me?

    If you ring him he won't drop the price....just wait, all you need is PATIENCE

    Looking more closely at the details, a fair chunk of the plots are affordable housing including two next to mine. What does this mean in practice? Who will be living there and can it affect the price of my house?
