Thanks Devilot! We are abit lucky as we have some generous parents helping with the deposit, otherwise we wouldn't be able to get anything! We could get a 2 bed hse which would be cheaper, but my parents and some friends said it's better just to go straight in for a 3 bed, so that we can slowly grow into it...rather than quickly grow out of it- with a 2 bed place. (as moving costs alot of money!!..solicitor fees etc!!)
I hope we don't get gazumped!...but I know it's likely to happen....so I am not going to get excited about it until the point we have the keys!
Besides....we really are only past the 1st hurdle.....2nd hurdle - The Mortgage!! Haha!0 -

I was a wreck worring that our mortgage application wouldn't get approved, turns out we were fine but then our buyers pulled out so it was pointless...I can laugh about it now, one week on!!(or has hysteria finally set in!):D0 -
Yay dottiepeas - fantastic news! Fingers crossed everything goes ok. We have good news too. Our vendro has agreed to pay for the freehold!!! (We must have the loveliest vendors in the world) So we're back on! Going to sort the mortgage tomorrow.0

Good to hear your news MsConfused!:T They really are the nicest vendors!!? I think they probably thought this leasehold thing was going to be an issue for any other buyer, so good job they decided to pay for it! Keep us all posted on the rest of the "process"!! Our main worry now is the mortgage- waiting for the details to be sent through to formally apply for it!....(and the possibility of being gazumped in the meantime, as the house is still on the market!!)....the stress levels will increase over the next few weeks I think! heehee!0

Im still trying to decide between the two houses. Both Vendors have asked for the same amount of money but I am not sure which house I prefer more. I have one more viewing and then I'll make my decision.

Hi all,
I thought I best join this club.
Around 2 weeks ago I had an offer of £110,000 (including a specified list of fixtures and fittings) on a house that was listed as offers over £115,000.
The house was originally listed at £150,000 at its peak.
The house is where we want to live, near an excellent school, low crime rate and near to major travel routes.
Although the kitchen and bathroom wil need some work doing to them, we feel we can do this in time as we are buying the house knowing we will be living in it for years to come.
I have instructed a solicitor, and had my mortgage agreed.
Just need to wait for my HR department to sort out a statement of earnings as Ihave lost my P60.

I've heard afew posts on here about gazumping and all sorts!..even in the current market! They all say everything can change up until the exchange of contracts!!!...so fingers crossed that nothing will get the way!!:rotfl: Goood luck!!!!
SelenaLouise- Have you had that 2nd viewing yet!?...Surely the extra conservatory would sway the decision!??....
Well, we've got our mortage pack through now....so need to wade through that and send back all the things they need!
I also received the HIP pack off the solicitor, and we discovered the house was on a water meter!...(which I didn't know about!)...not a major thing, but might mean a slight hike in water bills, as I think we use alot of water!! (though this will make us more careful about leaving taps on etc!) Hopefully, it will save abit of money being on a water meter, though I have heard it makes it more expensive for a family of 3/4 more. (I heard it was better suited to people on their own or a couple...)
Then read in paper this weekend, that alot of mortgages were not getting approved even those with large deposits.But will wait and see what happens....I also have a feeling that maybe the EA is also keeping the house on the market for now, as they know that people are having trouble securing a mortgage at the moment??....
Must think POSITIVE!!....

Well you think everything is going well...too well and then *slap* a problem jumps right up in front of you!
We got a call last week to say Abbey wouldn't approve our mortgage application due to a £75 default on either OF or I's credit report in October 2008. Very distraught as we both have squeaky clean credit reports! Plus we had already been approved by them for our Mortgage in Principal.:eek: :mad:
Anyway our broker is the brilliant so she got straight on a looked for another Mortgage. We have now got a Mortgage in Principal with RBS and was assured on the phone that this 'default' would not matter. So now we are anxiously waiting for another week to see if the Mortgage goes through ok.
Very angry and so is our broker. We are sending a copy of our credit reports to her as she wants to have a word with Abbey! She said they have really tightned up on lending criteria for mortgages due to the current economic climate...but £75?! It's beggers belief tbh
It's all very strange as neither of us have any defaults missed payment etc our report.
Will let you all know how this pans out. Hopefully it will be ok:ASpreading the gospel that is Martin Lewis to the future generation....I'm a Home Economics Teacher and being thrifty is the way!:A0 -

I had the second viewing and I really like the Property B without the conservatory.
Although internally the two properties are almost identical, Property B is actually a little larger (just over 75 sq ft) and is in a better state than the first.
I like the fact it has a really nice garden and I can always add a conservatory at a later date which I’m sure will add value to the property if done correctly.

Well our sale has just come crashing down.
Survey found that the waste pipes at the back are leaking into the ground and undermining the foundations of the kitchen/bathroom extension on the back - the whole thing is coming away from the rest of the house!
Nice surveyer called to let us know, and offered not to write his report, so he could refund a bit of the money.
Add to that the rising damp throughout, and we're talking a LOT of money.
Problem is, even if we got a reduction in price, we couldn't afford to do the work. We'd be looking at a £15-20k loan, on top of our mortgage
Vendor is calling her insurance company to see if they'll cover it, but I don't think it's likely.
Really !!!!ed off that we've thrown the best part of a grand at a 2 month stress fest with nothing to show.
And now our wedding is less than 6 months away, so will get right in the way of any purchase we make, and our mortgage offer (now not available) runs out in June. Plus, there doesn't seem to be anything on the market! AAAARRRGGGGHHHH!!When we choose not to focus on what is missing from our lives but are grateful for the abundance that's present....we experience heaven on earth. Sarah Ban Breathnach0
