I found a property (Property A) which I really like, on the market for over a year at £134,950. It’s never been reduced and has only had one offer of under £120,000 which was rejected mid 2008.

I put an offer in on Property A of £115,000 considering it had been on for a year and that it had an offer over 6 months earlier. I expected this to be rejected, which it was.
The EA came back to me and said the Vendor was in financial difficultly and said he would accept an offer of £125,000. I offered £123,000 after speaking to my Mortgage Advisor, I also asked for the washing machine and TV.
EA came back to me and said the Vendor really wanted £125,000 for the property and wouldn’t accept my latest offer of £123,000 and that was the final word.
Spoke to Mortgage Advisor who said with my situation I could afford it (I don’t want to stretch myself), so I offered the £125,000 as requested.
The EA then came back and said the Vendor rejected my offer of £125,000 that he said he would accept and now wanted £130,000.
I’m so frustrated!!
Told the EA, that I offered the price requested and am not going any higher. Seems the Vendor is playing silly games so EA said he told him to take it off the market if he doesn’t want to sell.
There are similar properties in the immediate area, one on the same block with very similar proportions (Propertythis has only been on for a week at £135,000.
Went to view Property B which was lovely although no conservatory. The Vendor showed me around and answered all my questions (she is moving to be closer to family).
I’m thinning because this property has only been on for a week and she isn’t desperate to sell I may have to offer around £130,000 or above to be successful.
But this is the same price that Vendor at Property A (with conservatory) is asking
Basically I’m just looking for some advice because I don’t really know what to do. Do I stop wasting time with my first choice or just go for the second choice and get things moving as I’m desperate to move out of my parent’s house.

2 1/2 weeks ago i viewed somewhere, liked it and decided to offer. its on at £70000, i offered 62000, got rejected, offered 65000 got rejected and was told the vendor wanted 68000, so i offered that over a week ago, then everything went quiet, every time i spoke to the e.a they claimed they were chasing it up and expected to hear from the vendor that day, then it turned out there was a second viewing, then yesterday i found out that the offer was rejected. i responded by viewing 3 other properties which i am doing on monday, they can go and whistle nowthings arent the way they were before, you wouldnt even recognise me anymore- not that you knew me back thenMercilessKiller wrote: »BH is my best mate too, its ok

Hi all,
We are FLB, living in the North East of England. Started viewing properties about a month ago. We really liked one estate in particular which is quite near to the city centre and on bus route (we both drive as well),some shops nearby. The estate was built about 4-5years ago. There was a property for sale and asking price is 195k (they bought it of the plot in 2003 for 150k , and built conservtory themselves, moved in 2005). After 1st viewing we both liked it, so rang the estate agent next morning to say we like it and any discount, which the agent told us they would look for offers over 190k, and we told them cant afford for that price and just left like that. But next morning first thing the agent rang and told us that the seller would accept offer between 185-180k, which we thought great, lets do 2nd viewing and put the offer down. So went to the house again with family, next day put offer down for 175k to try with, no suprise they turned it down, so in the afternoon we put up to 180k, turned down again...so we thought we'll leave for couple of days to see if they would get back to us to accept our offer of 180k, if not then we'll offer for 185k,which in the end we did offer 185k but the greedy people they even turned this offer down! I was so annoyed, been all the way lead to believe that 185k is the bottom line and we'll get it for that price...Yesterday, one of my friends rang and pretend she was interested in that house and asked if they would offer any discount, which they told her that someone already put an offer down for 185k and was turend down cos the seller is looking for extra 2k to cover their legal costs, etc... I am now even more annoyinged! why didnt they just tell us the truth? So personally, I dont want to deal with them anymore, but my husband seems quite tempt to put the extra 2k down to give another offer...
While the same time, we viewed some new developments, and personally I would like to buy a brand new house. So we saw this one is a bit further out than the one above (by about 5-10mins in car), and its near a country park. The developer said if we like it they would release the plot for us and altho they advertised for a 3beds det is 190k they will give us a 10% discount so its around 170k (for this price we dont have to pay 1% stamp duty), and I'm sure if we do go ahead there must be room for further discounts.
So my question is if you are in our situation, which one would you choose?

Yes, we r in a similar situation... my hubby really likes this house and this is the only house we both like, even if we buy off the plot he's still not happy... so im really dont know what to do here...0 -

Foolish people they are lol, why ask for a price and then reject it?
I went to see the second property today and really like it. Its in a really nice condition, and although it doesnt have a conservatory the garden is really nice. The bathroom needs a bit of work doing to it though.
She is asking for £135,000 so I put an offer in of £127,500 which was rejected and was told she may accept £130,000.
Told the EA I would think about it because that's how much the Property A vendor wanted and I said no to that request even with the conservatory. She seems like she wants to sell0 -
Well!...finally heard back from the EA and the owner has accepted our offer of 210k. They were asking for 224,950 so not too bad of a discount, giving that it is a nice area and house doesn't need much doing to it.
Now the STRESS really begins!....
Have now:
Applied for mortgage
Instructed a solictor
Instructed a surveyor (for Homebuyers report which was £229- not too bad?.)
Now wondering if our mortgage will get approved!....EEK.
The only annoying thing is, the house is still being marketed on the website, even though they should have taken it off!!...I feel like I am going to get gazumped at any moment!!! (Slight paranoia I know!!)
Although I'm happy that the offer was accepted...I am not celebrating or thinking it is ours, until contracts and keys have been exchanged. With the current situation of people not being able to get mortgages....I would be jinxing myself by thinking the house is ours!!
Also, I noticed a house we viewed and was sold and taken off rightmove last month.....is now back on the market!! Maybe mortgages are not getting approved as easily nowadays?.....Sigh!0 -

The EA will probably still market the property until they receive confirmation from your solicitor that you have instructed them, ie until the memo of sale goes out - of course, you can still get gazumped up until exchange of contracts!:eek: Hopefully that won't be the case though!;)
Congratulations, blimey, wish I could have afforded a 200k house as a first time buyer - I can't even afford one now!:o0
