    I don't think i was unreasonable to offer 405k bearing in mind the hosue has been on the market since 2007 at 450k. And that was just 10% lower, there are other threads which i have seen suggesting 18% or even 20%.

    My wife would be devastated as you say but I don't think any in this current climate will offer the asking rice on a house that hasn't dropped in price since 2007. We don't have unlimited money, and to be honest the house needs a fair bit of decorating, its not falling apart but its the same style and colours from when they were built 10 years ago. I wanted to have enough left over so we can get all our daughters rooms decorated so they feel happy and relaxed and they are so looking forward to having a room of there own to do want they want with.


    I was saying to my wife last night that these vendors know exactly how to play the housing game, and i suspect that they are playinggames by keeping me waiting as we still havent heard back.
    I guess they don't know about the EA phoning me at 09.30 and saying that hes 95% confident they will accept this offer. Maybe its the EA playing games, maybe i'm too cynical!

    I was only trying to say if you love it don't lose it for 5k. You're right its unlikely to sell overnight but after losing things I've ummed and ahhed over previously I now think if you love it and can't stop thinking about it then go for it.
    So long as you can afford it?

    yeah i understand what you are saying, i guess if it is turned down then we have to consider if we can go higher. I can but only just. But as I say having that left over allows us to decorate my three daughters rooms to make them comfortable. I remember trying to buy a house at the peak of 2007 and yes there was no time to consider things, if you liked it a house, it was askign price or offers over! I think its different now

    well not sure whats happening now, had the mortgage broker from the EA call, went through the deals he has and can't beat the one i have set up, then tried offering me 2 year fixed rates when i had already said I want 5 year fix deals.
    He then tried to get more out of me, but saying is that your final final offer, both you and the vendors aren't too far away from each other! would you be able to increase it. i've told him a firm no I cant get anymore multiples from
    the bank and there it is, i said I offered 430k last year and will probably be back in 6 months with a revised offer if its still around.

    Does make me think that maybe it was rejected last night by the vendor and the EA was hoping that if he stalled alittle and spoke to me this afternoon he could get me to 420k!

    You may be right in assessing that vendor has rejected the offer and when EA couldn't persuade the vendor, tried it with you via his/her chum.

    You should act according to your urgency. If you don’t really need to move and don’t want to pay more, than I say just hold it there for a while and keep looking around to see if there's anything new. Ask EA to keep you informed on any developments on the 5-bed that you like.

    If you keep thinking about it, you will end up making yourself pay more.

    oh well i tried, but they have rejected it. Quite shocked actually but i guess you can;t win them all, even the EA was on my side and said give me a week or two to work on them) you are so close to a deal. I said well I can't get anymore money. EA doesnt know about the the 4 bed, and tbh all hassle with the 5 bed has put me off the 4 bed so I need to get in with that EA and tell them we want to withdraw the offer on the 4 bed.

    will have to wait and see what the EA can do.

    Tell the EA you'll be back in 6 months time and the offer wil start with a 3 and a 6 ;-)
    Seriously, sorry to hear your bad news..

    Looking around my area (Leigh-on-Sea) I really don't think prices have dropped that much and that most sellers are being unrealistic (yet there still seem to be "SOLD STC") boards going up.

    Ours will be going on the market in approx 2 weeks and I can't wait for the rollercoaster ride! Having said that, in 6 months time I expect to be 3 stone lighter due to the stress!!!

    yeah well we see how we go, I'm a bit funny like that i can easily get it in my head that the house isnt for me but the wife is another story and i expect her to say go for 420k. At the end of the day they don't want to move in a hurry so be it. I havent seen many sold board where i am, maybe in the 320k price range but thats only enough to count on one hand and one of them is the 4 bed we have a offer on acceptence. Plus property bee (love that tool) is telling me that that despite the big drops towards the end of last year beginning of this that no one has dropped further, well certainly not on the houses we are looking at.

    I'm going to get on rightmove tonight and see if I can get the wifes interest on anything else out there.

    i think the vendors are pretty greedy, they bought that hosue in 1998 for £198k and I'm willing to pay 417k, even with a remortgage theres still alot of equity there!

    hopefully I can talk round the wife to sit it out and I really have my fingers crossed that something else comes up! i think the 3 k difference between us is worth it for the vendors no chain and ready to move, mortgage sorted, they could get 420k from someone in a chain and it collapses near to completion.

    goign to be really :cool: and sit this one out for a week or two...

    Don't blame you for holding tight.

    Personally I'd say the EA is playing a game - trying to keep you interested and holding out for top dollar for their client. During the valuations of our place, we met a few shady people and to be honest, the one we are going to go with if the one we felt the most personable - but only time will tell.

    While the vendor can hold out for BIG money, it could well fall down when the mortgage company comes to value the place.

    Most of the for sale places near us don't have boards outside. Opposite us are two flats (converted house). Downstairs sold at Christmas (was on for £135k) and upstairs sold last week (was on for £160k during the summer, sold at £130k). So I know there are buyers out there (or there were!). Ours is a 3 bed semi, so different market and the whole reason for moving is to make is a final leap for the next 20 yrs (till retirement) and get a big place, then have something to trade for a downsize.

    Keep us up to date with the progress ;-)
