Yeah, don't make your offer yet. If you don't want to play games then do go for another viewing and then just go for it with the 415. It's strong. And no, people won't think you're loaded, they are worrying too - believe me, no one is immune! The more offers you make, the more worried I think people will be that there aren't any more coming. People are not confident when thy don't do this all the time.
This house keeps coming back to you, I think it's worth going for if you can afford to. It doesn't sound worth losing or upsetting your wife for a few grand.
That said. Don't think of it as games anyway, it is business! How much work would you have to do for the same amount of money that you want to save?Everything that is supposed to be in heaven is already here on earth.

You should write a motivation book! yes i know youre right, my wife loves that house and shes right in what she says everytime we talk about it, it was the best house in our price range back in 2007 and it still is now.
We are in a better position now than what we were in 2007 due to us investing the equity we had from the other house, but 5k saving here and there will go a long way to help us do what we want to the place.
I didnt think of the more offers i make the more they might think its the last one, rather the other way around.
Its good to talk to other people about it, especially like yourself, people that do it day in day out.
I think i thought i was pretty strong but if it was me i probably would walk away and let them get a lower price in 6 months or so but i don't think the missus will until we have no choice but to walk away.Listen to what people say, but watch what people what people do!!0 -

thanks, another spanner in the works, wife thinks if we go for another viewing today were showing desperation. I think if they can see us as people we have more chance to get it as a price we will be both happy this will be the 4th viewing of this house in a couple of years.Listen to what people say, but watch what people what people do!!0

I think it shows real deliberation. I'd say if you were madly in love with it you wouldn't need another viewing. It'll also give you the chance to mention about buying next door and turning it into a building site0

Hi - just a word, noticed that when you give the NW calculator price you quote "house in UK " - you should use the facility on there to narrow it down to your area, not the whole country.0

Sorry to keep you in suspense, house and the vendors were a lot more welcoming this time around, felt we had a good long conversation
Wife is right the 5 bed house is a better size although needs a fair bit of doing up. - really hope they will accept 415k. The vendor said they had another viewing today so not sure whether they are telling the truth.
