I wouldnt mind as much but the 4 bed is very nicely decorated whereas the 5 bed is very dated, clean but dated.Listen to what people say, but watch what people what people do!!0 -
feel a right idiot now, EA phoned on the 5 bed house and apologised for not my my offer forward when i gave it to them the other night, asked if i had anymore thoughts on the house and I said I had reservations about the vendors of the 5 bed house and there intentions and whether they were serious, he asked if I was willing to 'nudge' in another offer to see if you could tempt them at 410k. I asked if he thought I would be successful and he said you can only try, so now i look a plank because he has offered 410k and they have rejected saying the very lowest will be 420k and they cant lose that about of money... This money they think they are losing is based upon a 2007 selling price which they have not reduced one bit.
I guess we are going to have to be stone cold on this one and walk away. trouble is i can go to 420k. And even at this price I wouldn't have to mess around with all the building works etc on the other house we like which adding all the works up could bring us upto 420k anyway and it would give us only what we have with the 5 bed, less actually because i would be converting a garage to a playroom.
The vendor thinks that as he has a few more bookings starting to appear he is confident that he would get the price he wants now!Listen to what people say, but watch what people what people do!!0 -

Yeah I agree I dont think hes going to take lower than 420k, like is say if i do my maths on the other house i could still end up spending in total 420k on the house next door so I'm no wrose off. maybe it my pride or perhaps i'm wrong in thinking the house should be less in this current climate. Why do you think he hasnt factored in the current climate if they're prepared to take £30k less than the Nationwide house price calculator values it at?
They have it on at what appears to be the current market value and are prepared to take less than this. I could see you point if they had it on for £470 and were wanting £450!
Some people want the moon on a stick!! All these thread with my (ridiculuosly low) offer was rejected make me laugh. If a seller doesnt need to sell in a hurry why would they let it go for a huge sum under the current market value??0 -

I appreciate the opinion from the other side so to speak however the 5 bed house has been on the market for 2 years nearly and for 450k so unless they knew the 'credit crunch' was coming and factored that into the price in 2007 then in my reckoning they haven't took that into account!
i've seen some threads like you say where people are offering 20% less or more which is taking into account a further drop in house prices that seems so talked about.
I personally didn't think i was being too unfair asking them to take into a account a 10% drop from 2007 prices. In fact if it was me I would have jumped at my 405k offer but then thats me, probably why i sold in 2007 and have been renting ever since.
it's true they perhaps they don't have to move and maybe someday they will get the 425k they really want which is only a 5.5% drop on 2007 prices so would consider them to have done very well indeed. Perhaps they are going to hold out until prices go up but again reading several threads that could easily be 5/10 years away. All that time they could ahve spent with the grand daughter they so want to be near!
At the end of the day I know they want at least 420k, if i dont want to pay it i don't get the house.
As you have pointed out there are buyers out there screwing sellers at the moment but there are still plenty sellers that believe there houses are worth so much and don't realise that people cant get the mortgages together and its tougher out there.Listen to what people say, but watch what people what people do!!0 -
Since, you already know the area/house/ etc well. If you can afford it and live there for 7-10 years, its will be worth it.
if you are not too bothered about the area, you can start looking for similar size houses around and see if you can get a better value.
Sometimes, when we have our heart set on couple of choices, we tend to ignore the rest, even if they are much better value (that’s the case with me anyways)

Thanks, yes lived in this area for a good few years now, we have seen every 4 bed house on the market between 380k and 450k and about 10 3 beds that had the option to extend to some degree and the two we have picked are right next to each other by conincidence! This is a house we could spend many years in and will easily accomodate our three girls without problems and would grow with them.

Might be worth speaking to the vendors of the 5 bed face to face. Something along the lines of "love your house - next door has the potential to be nearly as nice as yours but unfortunately the place will be a building site for a year. We're not looking forward to that bit".
The 5 bed people won't be happy about living next to a building site, and might feel that the noise of major works going on next door will have a detrimental effect to their chances of selling. It might focus their minds a bit.
Don't give up - you've managed to narrow down your search to a particular area and are homing in on just a few houses. It will happen soon.0
