Moving around the house to the back... am i correct to say that there a downpipe just out of view to the right near the boiler flu from the lower right hand gutter? Is there a shared downpipe next door for the higher rear gutter to empty into? Or does it flow onto that lower right hand part of the roof.
(unsure will check in a min)
I can just about make out what looks like a pair of overflow pipes on the right hand side of the bathroom from beneath the lower gutter. Do you know where these come from? I would think they are coming from water tanks and/or toilet.
(will check)
1st one ive posted pic 2nd one i havent a clue there just there i think thats where my airing cupboard is and daughters bedroom0 -
From looking at those outside pictures it looks in good condition
The bedrooms look like they are in the partial in the eaves I cant help but feel it may be insulation problem and getting condensation.0 -
I would buy or borrow a Humidity meter (You should be able to get one for about £5.00)
It looks like condensation to me.I used to be indecisive but now I am not sure.0 -
OMG - I do feel for you OP.
I'm not expert but these things jump into my mind:
What type of construction is it? When I lived in Birmingham there were some council estates where the houses were of a certain type of construction (concrete panel/block
) and they were so bad the houses were knocked down.
This type of thing could affect your children's health - respiratory problems.
Does your local MP hold surgeries? Ours does, approx once a month. If so, take all your evidence and get him on the case.
What about getting a local builder/plumber to come and give your house a thorough inspection, or even a surveyor. Something has to be done, no-one can be expected to live with that.0 -
no looking at the picture that's ok...it spills out onto the lower right hand roof and subsequently into the downpipe near the corner of the house. Shouldn't really be a problem.right i just notices the gutter on my bathroom pic on the roof is not actully connected to anything looks like its missing????????
If it is all down to condensation alone it is pretty bad case of it. But you say you open the windows plus i noticed the trickle vents on the windows (make sure they are open particularly in bedroom and bathroom). The corner of the bedroom behind furniture is more prone to condensation being less ventilated though. But that doesn't necessarily explain the bathroom ceiling so maybe the two things are seperate issues.0 -
that just crossed my mind and was about to post a similar thing.. steel frame with concrete panel houses are very difficult to get a mortgage on (or any non-standard construction property). Some round my sister's way and some of the owners have had the panels taken down and bricked up with a cavity wall. The giveaway according to the man on To Buy or Not to Buy is vents at the top of the walls...but the only vent i see is the one beneath the bathroom. What type of construction is it? When I lived in Birmingham there were some council estates where the houses were of a certain type of construction (concrete panel/block

Still noone has discounted my ectoplasm theory lol!!

If the housing association or the council cabinet member responsible for housing don't act, I suggest you take these pictures to your local paper.
I don't know the details, but a friend who used to work for housing associations came to look at a neighbour's house when she moved in (no skirting boards, live electrical cables coming out of the walls), and said that there were very clear rules on standards that housing had to reach... and her suggestion was to try the local paper if there was no action.0
