  • Around 10 days ago I got a phone call from somebody I spoke to just over 5 YEARS ago.

    He'd come to the office and had an Offer Letter from Nationwide on a 5 year Fixed Rate. At the time, I could get him a better deal. Not massively better, but better and more suited to his needs. However, due to certain circumstances and timescales I told him that even though we could get a better deal, he'd be better off staying with the Nationwides Offer and completing on that. He couldn't risk losing the house of his dreams due to the delay in getting another Offer Letter from an alternative lender.

    I didn't charge him a fee, the meeting lasted around 1 1/2 hours. He went away a happy man and I got a referral from him a week later for a friend who needed a Commercial Mortgage.

    I didn't hear anything else from the original guy for 5 years until the other week. He called and I remembered the name but couldn't find him as a client, then he reminded me of the meeting and what I'd said. He said he was grateful for the advice and he's now coming to the end of his 5 year Fixed Rate with Nationwide and wondered if I'd be able to find him a new mortgage. This time, due to a drop in value, he's better off staying with the Nationwide and I told him so! This took about 20 minutes to establish over the phone. He couldn't believe I'd helped him twice and not charged and not done a mortgage for him.

    Some you win some you lose, but I know I'll get more referrals from being nice to people and my business has a good name at least locally.
    I am a Mortgage Consultant and don't like to be told what I can and can't put in a signature so long as it's legal and truthful.

    I strongly feel that if you aren't willing to follow the rules of the forum, you shouldn't be a member. I question why you spend so much time on here, as you are very rarely helpful, have given incorrect information to people, are often curt to the point of rudeness and seem to be on a campaign to stop people from using this very useful forum. You're more likely to be putting people off using a mortgage adviser so it seems to me to be counterproductive anyway.

    Why dont you read this properly.........the OP had originally used the adviser the next time round they went direct (and cut the adviser out of the deal, which is ok, their choice) BUT then required "technical information" and rather than contacting whoever they dealt with direct, they foned up the adviser who they had used first time round, but no longer required the services of to arrange their mortgage.

    If this "business model" fits your business, that's ok, but I am neither a charity or information service

    People seem to think if I am posting on here I have no business..........If I had no business I certainly wouldn't be in front of a screen I would be out looking for business.........I am very pleased to "report" I am not in this situation and I certainly don't have clients going direct and then phoning me up for technical information........i am neither a charity or information service,
    i spend a lot of time with clients to ensure retention however if they have gone direct they are on their own as that is the decision they have taken

    No feisty1 why don't you get this right. I organised my original mortgage direct through the Halifax on my own over two years ago. I had never even heard of this company at that point.

    I was introduced to them through an agent who handled my car insurance in the same building and subsequently used this company for my mortgage protection insurance and life insurance. I happened to ask them 6 months ago if there might be any better deals now on those policies but they never got back to me. At the time they agreed to contact me me nearer the time of my mortgage renewal but again did not do so. I therefore went ahead on my own and secured a deal.

    In any case, ask yourself this question, if the company itself doesn't mind that I called to ask a question why should you? You seem to be taking all of this awfully personally and I agree strongly with beecher that your whole attitude right the way through this discussion is more likely to dissuade people from using a broker. Honestly how many people reading this thread would be likely to contact you to arrange a mortgage after reading your comments so far. I can assure you they'd be more likely to ask one of the other mortgage advisers.

    Do you mean one product fee for 2 seperate mortgages or do you mean one product fee for 2 seperate products on the same mortgage?

    The former, no, the later yes.

    How do you kow they don't mind?
    They're not going to tell you that now after the adviser has gone and "disgraced" themselves..........as i said previously it would be suicidal, it will be damage imitation on their part as they will want to bring this "complaint" to a close.
