aaaaaahhhhhhh, someone please help

we are renovating a grade II listed bungalow & are hitting our heads against the wall with the conservation officer. He is insisting we put in single glazed wooden sash windows, not allowing us to put insulation onto the outer sandstone walls, so now were struggling with what heating to put in it. We too have been looking at the options of Thermaskirt but don't know much about it or know anyone to ask who has it.

    Options
    Single glazed sash windows are what's to go with conservations buildings, although a fair few people don not abide by it. I've seen many a house with upvc installed and it devalues the property and looks terrible, or sometimes people will get paned sash to hide the fact that it's really double glazed and not single glazed.

    There are talks just now ( not sure about England ) with some councils about allowing double glazed sash windows to be installed. Query the conservation officer about this, to see if it would be applicable.

    Why is the conservation officer insisting on single glazing? Is he asking for you to put in reclaimed windows? There are companies that make excellent wooden reproduction sashes, but with double glazing. You can also have old ones refurbished in such a way as to make them much more weather proofed.

    Can you put in underfloor heating? I believe this is relatively energy efficient and would not affect the walls. It does sound tho that you need the advice of an architect that specialises in listed properties. A good one will be aware of products that meet all parties needs.

    Single glazed windows?
    what rubbish, lots of properties have had double-glazing added, either in wooden frames, into metal frames, even into stonework.
    You would need to find a firm that specialises in that sort of work, & they would probably be able to provide plenty of evidence of other listed properties having double-glazing fitted.


    As for insulation, what sort of construction is the property?

    A couple of thoughts. There is a company called Parity Projects (https://www.parityprojects.com) who seem really smart and independent on what real alternatives you have about heating, insulation and glazing. Skirting heating does seem to be one alternative - discrete heat and heat profile seem to be the real alternatives - different designs but similar concept - you will get a max of 150w/ m out of these systems. There seems to be a coving heater alternative that you can run at higher outputs because it is out of touchable reach. Both coving and skirting seem to be ok with other conservation officers as they do nt require you to cut into the fabric of the house.

    There's only certain areas that will be permitted secondary glazing. Areas that have double glazing in them, that are not permitted, people have taken the risk and sooner or later it will catch up with them. Also, tilt and turn sash and case windows are only permitted on certain levels.

    I can't advice you on the English regulations, but I can find out and answer any questions you have regarding sash case windows.

    What are the existing windows in at the moment? If the sills and pulley frame are not decayed, then restoration will be ok, but if there's decay, restoring will only put off the replacement for a few years, and depending on the installing company, the price difference will be a few hundred £, from restoring and buying new.

    Thanks for all advice so far, we have a good Architect who is fighting our corner with the conservation officer, but he is insisting on wooden single glazed & must have the lead weight system in it too. the constructin of the walls are sandstone double layer in 2 rooms & what will become our en suite, & he is insisting on lime render on these walls & dot dash on the rest. We want to try & put the house back to as far to the original as possible (1824)but to fit in with modern day living (ie Double Glazing & Heating) but the way the CO is he might not allow us to go with period radiators as there is no heating in the house what so ever at the moment, & that is why we were considering Thermaskirt. Keep your advice coming Please:beer:

    Out of interest why did you choose thermaskirt over the other skirting heating system alternatives? Price, appearance, performance, installation ease or recommendation by others?
