    If you settle for him to pay the mortgage and you stay in the family home (which is what the courts may want bearing in mind that you are raising the kids) you need to take into the account the risk if he loses his job. Whatever you do, dont sign away any rights to his pension in return for anything its not worth it believe me!

    I think when it comes to court they will settle massively in your favour, you will be able to bring the infidelity into the argument and he wont have a leg to stand on!!! Believe me, I think you are in a much better situation than you think. Will remind your OH not to be unfaithful next time.

    When you say ex-demo car how many mileage we talking about? And how do you try and find an ex-demo one etc?

    From the toyota dealer. You can search online from the toyota site what second hands are available, then visit the dealerships and do the MSE negotiation thing. Dealers will tell you if a car is ex-demo. End of month is a good time for negotiation for salesmen to meet targets. You can sometimes pick up a car registered in Dec 2008 for a lower price than 2009 registered cars, as the second hand value would be slightly less. Bit like houses, new cars lose value the minute they are driven off the forecourt.

  • Noted. I'm going for his pension, athough i havnt so far and my solicitor tells me that because the financial settlement is nearly ready (whatever that means) and we have agreed terms via correspondence the courts may not allow me to. I disagree and told her so. I havnt signed anything so i cant see how this is the case. As far as I am concerned if he stops paying the mortgage HE is in breach of our agreement and i wil then go for the lot. I have tried my very best to keep it friendly however he is very difficult to talk to. For example we went to mediation and he stormed out after 15 minutes as the mediator saw straight through him.

    I've been to the council and am now on their list although i am cat C at the moment that will change once my situation becomes more urgent.
    HB i will get £58 pw which is ok, its half of what i would expect to pay for a 2-3 bed house locally (private rent) so its not too bad. The maintenance will more than cover it. I feel much better now on that score, i will be much better off when i move out than i am now.

    I'll just have the arrears etc hanging over me but i think that if he wont allow me to come off the deeds and he most likely wont then bankruptcy is the best option.

    Oh happy days. LOL. Trying to keep my sense of humour, honest.

    Oh and neas, have you checked out motorpoint for cars? they import new cars and they are much cheaper than going in the showroom.

    Th cambridge mortgage as fees over 1500 pound and is only for 5 years, so where is this so called 10 year fixed at below 5% and that you only need a 30%??

    If your going to put facts up make sure they are at least right, you mxppet.

    I was trying to point out to neas his life was not that rosey, and when you look at the figures its not, he will surely find out in the future.

    Ill give you a bit of help and point you in the right direction to get a 10 year fixed rate at less than 5%, the only thing is you need a 40% deposit to get it.

    Lloyds do a fixed at 4.99 but you need 40% which neas hasnt got so if im talking rubbish can you actually show me a fixed rate 10 year mortgage fixed at less that 5% when you have only got a 30% deposit??

    Or was you just talking rubbish>>>????

    1. Will the bank give me time to find another place to live?
    2. As he has paid the mortgage and he now cannot (even though it is a joint mortgage) is there any way i can protect my name so that in future years (not yet obviously, not got a bean to my name!) i might be able to get a mortgage?

    It's a long thread and I have only read the first page but the questions have easy answers.

    1. No. They will seek repossession throgh the Courts.

    2. No. You are jointly responsible for the mortgage. Defaulting affects BOTH mortgagees.

    Personally, I think that the partner at fault (husband's affair) should be taken into account (and should be when the tables are reversed), but it isn't.

    The N/a refers to the rate past the initial term, which means NOT APPLICABLE to variable rates. How does it feel now that everyone knows you are a barefaced liar?

    Its great you have saved 55000 pounds, its just a shame to get the best deal you will only be able to borrow just over 130,000 pounds, if i was you i would keep on saving.

    I noticed in one of your other post's the house you are after is 390,000 and you will go up to 255,000 max, i hope you get it, but 55,000 pound is not 40% of 255,000 pound, its more like 102,000 pound.

    Its going to be long time since the good old days come back just think a few years ago with 55,000 pound deposit you would be able to get a cracking deal.


    Neas you say you will have 40%, next year, you earlier said you wanted to spend 130,000 pound on a house

    if you have 30,000 pound now and you are going to save 1000 pound a month , you will have 40% for a house worth 100,000, but not for one thats 130,000

    for a mortgage of 130,000 you will need 53,000 pound, so i think you need to double your savings.

    I hope houses do drop 30,000, but i doubt the price range you are looking at, they will drop that much.

    Its a shame but it isnt looking to great for you two either:p

  • heres a reminder of what you said, it made me chuckle when i read it.

    I have 55K in the bank (2 actually) and am defiantely in a position to buy. I told an EA this morning I would only come round to view if the seller was willing to consider offers 35% off their peak price. He said it wasn't likely, so I told him to get in touch when he thought they would be interested. I reckon I will get a call in 6 months or so. (390K initially on for, bought in 2001 for 165K and I offered 255K MAX)

    your looking at 2 to 5 year deals and at best you will get about 6%

    Anyway enough rubbish, show me your 10 year fixed deal at below 5% with only a 30% deposit.:D

    get saving, you dont want to end up in a mess:eek:
