Felixstowe Docks in trouble?

    As Mewbie said above, not only is that not believable but you talk about renovating this particular bungalow QED total costs would have to be more than £5k.
    With Respect to you and Mewbie, when have you ever picked up a brush?
    The £5k I quoted was for the Loft Conversion, the Dormer was already formed but I had to bring it up to the then current building regs.
    Downstairs I removed non load bearing walls to increase room size.
    When you own your own place you will find that Labour costs make up a very large percentage of the renovating costs. When you are able to do the majority yourself and get friends to help do the rest it aint that bad.

    On the other bungalow I had purpose built loft roof trusses made up, took the old roof off and added three bedrooms, a bathroom and an ensuite.

    Exactly, you spent, what, £100k on it? Sold it after 3 years for £170k more than you bought it for, take off fees and mortgage payments, the rest is HPI, proves my original point - your "improvements" added no value beyond what you spent on the place and were a waste of time, you could have just kept the place for 3 years and sold it on and saved yourself the effort.
    When I bought this bungalow it was uninhabitable and was an eye sore in the street.
    All I paid for the new trusses was £5200 and I roofed that place myself and as usual formed all the new rooms.

    I surpose adding a utility room and a two storey extension across the back wont add any value, I bow to your undoubted knowledge of the property market. Where was it you said you lived? Oh thats right still at home.
    Yet again you skipped answering this one but of course adding this amount of new rooms adds value.

    Finally I have hit the truth on this one, you are so bitter and jealous that you still at home. I reckon in your mason do's you have met someone who works at the dock and they explained what a good company it is and you wish you were working there.

    Nothing, I reported what was happing as it was happening - the docks laid off 200 staff
    The employee's that left the Port went on their own free will under VR.
    and closed Trinity terminal just as I posted.
    Trinty Terminal is busier than normal and our Rail Terminals are breaking volume records.
    Businesses and shops in the town have closed as I reported and a number of businesses dependent on the docks have also closed again as I posted.
    Tschibo closed but this was due to the already established coffee and nick nack shops doing better.
    You wont answer this but please supply names of business dependent on the Dock that have closed.

    Agreed every employee has to take 24hrs unpaid leave before the end of December. However I have already made this up and more do to overtime.
    I still have my extra weekend off soon due to these extra days off.:T

    Ah, the recruitment issue. I suggest you pop in and see how many staff are still there and how many have found other jobs and while you're there ask them how many of the jobs they have advertised are real as most of them have been on offer since before Christmas which I find hard to believe in the current economic climate.
    If as you say they are not doing any business, how are they still paying the rent, rates and staff wages?
    You suggest that I pop into their office and see them, yet again your Felixstowe connections are letting you down.;)

    That's probably the best point. Several doer uppers over a period of the biggest HPI ever, and the end result is an Aygo on the scrappage scheme?

    I have managed to trade up into a area that people like me would never get a chance to buy into.
    I have put done good deposits on the BTL's which even in this so called recession, I can sell and make a good profit.
    When the children have grown up and flown the nest we will be able to sell up and buy something smaller and be able to bank a good bit of loot.
    Not bad for a self confessed thickie.

    Box lines face fight of their lives as ocean rates head back to zero
    Container industry ‘in real trouble’ unless it can raise westbound rates from Asia quickly

    CONTAINER lines have just a few weeks to reverse the slide in Asia-Europe freight rates or risk going out of business.
    Desperate efforts are now under way to raise westbound rates from Asia after April’s modest success proved short lived, pushing rates towards zero again.
    Initial gains of around $150 per 20 ft container achieved in the spring have since been eroded, leaving average all-in spot rates at around $350, or little more than $50 a teu above those prevailing in March when the market was close to rock-bottom.
    But fuel prices have risen at a time when most lines continue to combine ocean transport with bunker and currency surcharges when quoting for spot cargo.
    With oil prices climbing sharply in recent weeks, as illustrated by CMA CGM’s imminent bunker adjustment factor increase from $281 to $333 per teu, the ocean element of an all-in rate has been squeezed down to almost nothing.
    “We are all bleeding to death,” one senior liner shipping executive said this week.
    Unless lines manage to lift rates in the next few weeks ahead of what is usually the busiest time of the year for cargo moving from Asia to Europe, they face many months of extremely depressed conditions that some will not be able to survive, industry insiders are warning.
    Failure to obtain some price increases “will accelerate the speed at which lines close down services and withdraw from the market, either voluntarily or involuntarily”, a trade director said.
    Several lines have announced rate restoration programmes over the past few days, and one or two are even planning to levy a peak season surcharge if conditions look right.
    CMA CGM will bring in a recommended $300 per teu Asia to Europe rate increase on July 1, and will start invoicing bunker charges separately on the same date. The French line said it may also apply a peak season surcharge from August 1.
    Maersk Line is planning a peak season levy of $150 per teu between August 1 and October 31 on top of a proposed $300 per teu general rate increase on July 1 for cargo moving from Asia to northern Europe and the Mediterranean.
    Zim Line has advised customers of a $250 per teu rate rise from July 1 for the Asia to east Mediterranean trades, and a $300 increase for northern Europe and west Mediterranean destinations.

    The one glimmer of hope in an otherwise shell-shocked industry was a small recovery in westbound volumes in April compared with March, possibly as importers replenished extremely low inventory levels. Nevertheless, year-on-year figures are still massively reduced.
    With the number of Asia-Europe strings down by about a quarter since last autumn, lines have also managed to raise ship utilisation levels up to 90% for some sailings, compared with as low as 60% at times during the worst of the slowdown in the opening weeks of the year.
    What has put greater pressure on carriers to achieve some success in lifting rates is the terrible state of the Pacific trades where hefty concessions were obtained by shippers during the annual round of contract negotiations.
    The coming month is seen by some as the last chance to raise freight rates for at least another nine months, until after the 2010 Chinese new year holidays. “It will be very interesting to see what happens over the next four weeks. If there are no rate increases, I think the container shipping industry will be in real trouble,” a seasoned industry source told Lloyd’s List.
