Sorry about calling the place you used to live a shthole, I just made an assumption based on the 20K price tag.That Penge property has parking!!! Surely that alone is worth 20K in London?Yoshua, its likely on a local authority estate, its one room and the GUIDE PRICE is £20k - it could go for 2 or three times that or more if someone wants it. (Wasnt someone shouting about that Welsh flat that had a guide price of £15k a few weeks ago and it ended up what £50K?) Especially when studios in same building have been offered for rent at £550 per month? It is also apparently a "sheltered housing scheme"?

Even if it goes for 4 times the guide price that would still be cheap for the area.
The link in your post no longer links to the studio for rent, but I didn't see anything on Rightmove about it being a sheltered housing scheme. The auction site just says leasehold.
I don't know why I am "defending" this studio! I decided against buying a studio when I first left home in, gulp, 1974 as they were hard to get mortgages on then, especially for a single girl, but I am sure things have changed these days. I just find it irritating when people post inaccurately about somewhere that they don't know, and they don't bother to do the most basic research such as looking on an Internet map/aerial photo. http://www.streetmap.co.uk/ enables a search to be made by street name, so very easy to do.0 -

Oh dear, sloppy research! The info wasnt on the sale blurb, I just googled the addy and up came a page about sheltered housing with the block address. Im sorry if you felt I was inaccurate. I dont think I said anything inaccurate.
I said it was LIKELY on a LA estate and the fact its surrounded by terrace houses wouldnt actually negate that.

My parents lived on an LA estate in terraced houses with a small block of flats at the end of the street.
Unless you actually have been to the street and canvassed the owners about their status, I think YOU are making a huge assumption from an aerial photo on google!!
I had googled and for someone who came down on lack on research on my part, Im surprised you didnt find ads for the rental costs on the studios there nor the fact some of the props must be under some sort of sheltered housing scheme. I shant hire you for any genealogical studies! You went for the very basic aerial pic that gives you no information whatsoever about the area, a view of rooftops wouldnt help glean what the place is like at all. I was trying to get a balanced view on the likely reason it had such a low guide price and that at that sort of rental value its highly unlikely the place would sell so cheap. What did your aerial photo help with?

This isn't a dirt cheap house....but it's cheap for now and cheap for what and where it is......make a nice little home for somebody.....I bet it sells quick.

Question why would they put the guide price at 20K? I would love to know what the reserve is? Is there any relation to the guide price and the reserve?
Maybe they are relying on many buyers interested, but these days most buyers are waiting t out, the smart ones anyway.

That's an amazing price by any stretch of the imagination for a house in the south east. Does the area have a mainline station into London?pretty impressive find.
