Given the pent-up demand to buy a property evidenced on this board - I would say she has every reason to feel optimistic.

Indeed, someone who decided not to buy before might well have to wait ages now because they can't get a mortgage. People on this board forget that getting a mortgage is a privilege not a right.

I knew prices would fall badly when some so called expert said we were in for a soft landing. The same phrase was made in the last recession.

Personally, I can't see the difference between a HPCer and those they criticise. They are all greedy people who just care about money.

I've been reading the HPC website for a couple of years now. I've got to say I have yet to read anyone on there saying they are planning their own BTL empire when prices drop.

I found the HPC forum when I realised something wasn't quite right...couldn't put my finger on it.

HPC does have it's nasty poster, like any other forum but there are also a lot of clued up people over there who certainly helped me to understand what was coming. And I understood long enough to get my house in order: get my
debts paid off, not take on any more and ignore the Kirsties on the box telling me I had to buy a home now or I'd never be able to afford one.

Personally, I have a friend who had a small interest in BTL for many year. I watched him taking in all the pressure in the media telling us prices only ever go up and he used what he had nearly paid off to leverage to buy more and more. I tried to get him to read more widely (both this forum and HPC). He didn't and is now worried that he may have to go bankrupt.

And that's where the dislike of the likes of Phil & Krusty comes from: seeing your friends and work colleagues believing their uninformed drival and selling the rest of their lives to the bank to pay for slave boxes at 6x their wage/interest only mortgages when anyone who was awake could see there was recession on the horizon.

I just wish more folks had gone over and read the HPC forums over the last 4 years. Yes, you have to wade through stuff from vested interests on both sides but it's not hard to tell the good from the bad.
