Just so you know from the start, I am a UK based real estate agent selling property in Bulgaria.

Bulgaria has had some bad press and in many cases, rightly so. It is a developing country and there is still a long way to go but believe it or not things are improving!

The key thing when buying anywhere is to do lots of research, I spoke to a young chap who paid £100,000 for a property which I could get him similar for half-this as there are some good bargains about if Bulgaria is still where you want to purchase.

An agent asking for money to be sent to them would give me alarm bells, as an agent I have always got clients to send money to the reputable developers bank account. Also, always make sure you get a receipt from the developer.

There is lots for sale around the Black Sea, they built too much too soon but if you want an apartment for holidays and longer term investment then go for it but for short-term quick buck investments I suggest look elsewhere. In Sunny Beach I have apartments for sale at 490 euro per sq m but also ones at 3000 euro per sq m, the prices range hugely.

The main point of my post is Bulgaria is not for everyone but people must understand, I am an agent and I don't steal money please don't assume the whole property market is dodgy because some of us care about clients!

    Regards

Can I just say that all this seems so alien to me - I suppose literally. In the UK, apart from a very small holding deposit, you wouldn't be asked to send money to a developer at all. Any money would be held by a solicitor, who in turn would be guaranteed by the Law Society. Although it is nice to think that there are reputable agents around and reputable developers, I don't think I'd want to do business in a country that doesn't have the same safeguards as in the UK. Not much good, I know, for people who have possibly already been swindled, but perhaps of some help for people who are considering making a similar investment in the future.

Whilst I believe you, the famous quote from Mandy Rice-Davies springs to mind. One of the problems is that it is not possible for the average punter to tell the good guys from the bad guys.

oh come on, people shouldn't invest money full stop.. if they aren't prepared for that investment to come back reduced... or not at all.

There's a difference between taking an investment risk and being scammed.

have you never given it a thought as to what you do for the local people and the effect you have on them....you wreck their micro economy.

When my car broken down in a small village on the Black Sea a couple of locals were more than happy to help me out. I got talking (in that curious way you can communicate through repetition, gestures and sheer volume) with one of them and he was pointing out all the local houses owned by brits.
None of them were over at the time, but the locals would look after their houses in their absence.

The brits were injecting money into the micro economy of the village, keeping the plumber, electrician, painter, plasters, house keepers in business and the local cafe and food store.
He was quite happy to see another brit and wanted more to come and live there.
I found the Bulgarian people to be extremely welcoming to us Johnny Foreigners.

As per the UK housing market, who actually wants to live in a flat ??

Yes, I agree that the same safeguards as the UK do not exist when buying in some countries overseas. Things are done differently overseas too.

I have worked so hard building my reputation and the way I suggest is asking on forums, searching the net etc.. the bad guys can easily be found out.

Ambasun Bulgaria is a representative of the developer of Albatros -
"Albatros-5" Ltd. I would like to clarify the situation for you. Ambasun
Limited UK is holding a certain amount of clients' money into their account
in UK. They owe money to the developer as part of the payments clients have
    made to Ambasun UK.

We would like to assure you that the construction of the complex is going
according to schedule and the developer doesn't anticipate any delays. You
can visit https://www.ambasun.bg for updated images of the development.

Please let us know at what stage is your mortgage application. Your last
payment should be submitted directly to the developer as payments made to
Ambasun UK will not be recognized as the contract between Amba Sun UK and
the developer has been terminated. The developer's bank account is:

I don't know for sure, but this could be the last stage in the sting, to see if they can bring some more money in. Or it could be entirely genuine.
