Hello!
I'm done a quick search but can't find anything about this..... Basically my fella is buying a new build (no comments please!). As I couldn't sell my place he is doing it on his own. I've pretty much done all the leg work for him e.g. sorting mortgage etc.... and we have an exchange date that the developer wanted of the 18th (This week!!)
I've been happily packing up my things ready for the big move but........ On Saturday I was tidying up some papers from his table when I found the letter from the solicitors asking for all his details - i'd filled it in 2 weeks ago and he'd 'forgot' to post it!!! :mad: Then I found a letter from the mortgage advisor asking for 3 pay slips from the 21st August.... and he hadn't done it!!!:mad: I'm fuming! I've done it all myself and posted it yesterday!.... Obviously the exchange date of 18th is not achievable now!!!
Anyone any idea how long it will take now???
- I have to move my week off work now and i'm well annoyed...plus i've arranged for a tenant to move into my place on 26th September!!!

I would say 3-4 weeks. If the mortgage adviser wants pay slips, that means the bank do, which could mean that you don't actually have the mortgage yet. Lets hope he meets the criteria otherwise its not going to happen0

Good god!....
He has passed the criteria and has paid for the valuation which I believe has been done!........ I think my boyfriend thought that because its the builders solicitor they would just use the information from the other houses they have done searches on!!A blonde... cleverly disguised as a Brunette.......;)0 -
Depending on the house builder and market in your area, could this good be a good opportunity to renogotiate the price?0

Doubt it - its the last plot and we got 45K off
Plus its our fault (sorry his fault) for the delay - Its 28 days from when we reserved on Thursday. Plus I know that there is another party interested in the property so if we get funny with them it states that after the 28th day they can keep the reservation fee and let someone else have it!A blonde... cleverly disguised as a Brunette.......;)0 -
I'm ashamed to say that in out house it's the other way round.
I am absolutely rubbish at posting things - letters, job applications (for hubby), switching mortgage papers......you name it, I will forget to post it!!
Most recently, the switching mortgage process got held up because of me!

If you haven't exchanged contracts, and how could you without a mortgage offer (even if this is the builder's solicitor), then you can't be in default, so no penalties.
Why use the builder's solicitor, by the way, don't you want independent advice?No reliance should be placed on the above! Absolutely none, do you hear?0 -
We've had the mortgage offer (Well so my fella says!) ... They just wanted proof of income.
We are using their solicitors as the Developer is paying for all legal fees.A blonde... cleverly disguised as a Brunette.......;)0 -

If exchange was meant to be on the 18th, when was completion planned for?Should've = Should HAVE (not 'of')
