    So they dropped from £299K in January down to £235 to secure a sale.


    Of course, one example isn't enough, but I've viewed enough results on Rightmove to make it clear that there is a downwards movement on 4 bed detached houses in that area.

    to answer your questions yes we do need to sell but not quickly.

    we want to move to a detached in same area.
    i am fed up with our 2 dogs having to walk through my lounge after walks all muddy or wet so we want a place with a hallway leading off to other rooms.
    i need a larger office as my business is picking up, i would use the dining/family room that looks empty in the photos, but thats where the dogs are and i need to work away from the telly & kids.
    and we in desperate need of a garage or workshop as hubby is a electrician/diy fanatic and tools and equip are all over the house.

    so yes i think we need to move soon
    the houses we have looked at are around £240

    Ok, I get the picture! I'd interpret that as want to move, would be nice to move, but not in any way desperate. Or at least, not desperate enough to want to sling the house on the market at any price.

    I can't see any problem with pricing the house slightly on the high side. The worst that happens is that you don't sell, and your new house is getting cheaper all the time. You'll get a better idea of what price the market will bear as time goes by. Just keep a very careful eye out in your area to see what is selling and at what price.

    TOP TIP: Wash the dogs! A lot! They are probably lovely, but you want your house to smell of fresh coffee and flowers, not stale dogs. Get the carpets cleaned, sling out the old dog bedding, etc. You may not be able to smell it, so get a friend in to give you an honest opinion. If the friend says 'not too bad', then you know it really is.
    No reliance should be placed on the above! Absolutely none, do you hear?

    thanks for the tips, we wash our dogs every 3 days, have laminate flooring and we have a very expensive dog bed that does not hold odours and is washed every couple of days. i think the dogs are cleaner than my son. LOL

    we had a few friends round who havent been round for ages and they wouldnt of known we had dogs if it wasnt for them barking when they came in.

    funny you should show this one, we went to see it as it said deatched but its not , and you can clearly see its a semi, and the back garden is tiny

    On the market since January, price dropped twice. The picture seems pretty clear to me - things are not selling at 2007 prices and sellers are very gradually lowering their prices.
    This one is clearly detached though and they haven't sold despite a few price drops.

    It really is a good idea to keep GDB2222's questions in mind.
    Do you NEED to move or just WANT to move? Such sound advice and makes perfect sense. If you don't need to, then keep the house at the same price and see what happens, if you need to move then you need to speak to your agent and ask them directly how much they could realistically sell it for...??

    As for the internet. I would suggest removing all those pictures, leave a little to the imagination!! Just pick the best ones, you only need one external and 2/3 internals of living room, kitchen etc. Otherwise potential buyers may write off your home without even viewing it, as they feel like they've seen everything!

    Also these are tough times for estate agents too, remember they all work on commission so wages will be dropping!! A cash incentive (once the sale completes) would def be a great way of ensuring they push your house!!

    thats what we thought but the 4 bed detached houses dont seem to be going down in price, we have spoken to the ea's and they said the sellers want to down grade but also want some money put away for a rainy day.
    they all seem to be, how do i say it with out sounding rude ... older couples and dont want to budge inprice and the houses we have looked at need alot of work ie: upvc windows, rewire and new boiler. and are dated.

    ps got a viewing booked for tomorrow fingers and toes crossed!

    How much longer can these older couples hold out i wonder? They may well be being stubborn, but if the (their) house isn't selling and it needs work doing to it - what choice will they have? I personally would think an older couple struggling with a bigger house would have more reason to move than you have.
    They will come to realise at some point (and it may take a little longer for the penny to drop), that a house is not a cash cow, or at least not as much as one as was previously when it became insane.
    i think you may need to wait for a little longer. If you could just remember that downsizing for spare cash has only become popular in recent times - and is not the norm really. As with buy to let. Maybe you should just let this spell of madness return, look outside of this current market, because it will be different in six months (still changing though), and those very old people - you may find not being as stubborn as you have found them to be so far. The housing market is catching up with itself. Those who are being stubborn will soon be kicking themselves maybe. It may well be as good to wait (it may not be of course).
    Clinging on to hope is all they've got really. My sister-in-law told me her financial advisor has said house prices will rise by 25% next year. Much as there are many people who now view the housing market differently to how they did six months, it's still really new to most. I've watched this really interesting market for a good few years, and it's been a long time coming, but like fashions, there are those who catch on quicker as it has changed. anyhow i wish you luck.

    I'm not going to pretend to be an expert like some of these posts are trying to be - a house is worth as much as someone is willing to pay for it, so persevere! I'm just going to give *my* personal feedback.

    The house looks excellent, very spacious and big and clear of all teh clutter that home-selling programmes tell us to do. But it needs a small injection of wow/warm factor - by that I mean, try plants/flowers on the mantelpiece, make pppicture 10 more of an inviting room - style it a *little* with a picture or better curtains.

    I look firstly at kitchens and bathrooms, then at the master bedroom and parking etc. the kitchen needs more shine - put the toaster back in and some flowers on the window! bathroom looks ok but small cos of the angle of the picture? Remove the disinfectant and put some candles or a couple of plants in there. The loft bedroom is a TOTAL wow but again - more cushions/curtains/pictures. have a look at the House Beautiful type magazines as I think you have an excellent base house to sell.

    And also be patient. We know the market is slow at the moment but ultimately people still want to move house. And you could indeed offer to pay the stamp duty etc, but perhaps go thorugh an online property sales place so you can save that money by avoiding EA fees.

    But you only need one person through the door that loves it....!

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.
