    challenge them with the houseprices info linked above, to justify if they think its still over £200K
    set at around £185, knowing you'll probably get asked to come down to the stamp duty threshol of £175K...

    Ok, I didn't mean to be nasty, just realistic, an EA valued at 30k more than similar properties went for at peak!, she has now "dropped it 30k" and now its at similar prices at the peak last year.

    You are not going to sell a property at the price you could get 12 months ago, I think the EA was being mean by not being realistic.

    If I was buying (and I'm not) I'd like to see more photos of the bedrooms, bathroom, and especially the garden.

    The highest price any of the houses in your block ever achieved was £197k, and that was for a detached house, at the height of the boom in July last year. There's no way you can achieve £210k in today's crashing market.

    Sorry, I could sugar coat it like charteuse would like us to do, but that won't help you when you are still trying to sell 6 months down the line and are having to chase the market down.

    Drop the price by at least £20k.

    I have no agenda, people are in denial, 197k at peak for a detached less 25% ( CEO of the Nationwide) is 147k, that is a semi so take off another 10k, I was being kind at 155k.

    thanks for all of you replies.

    the difference between our house and others on our street is that ours is a 4 bed and all the others are 3 beds,
    there are 3 on our street for sale, one is a 3 bed detached that has just gone under offer in a private sale at £ £235, the other is a 3 bed semi up at £185.
    looking on right move plenty of houses in this area are selling just below the asking price
    the house that sold for £197 went at aution last year for a quick sale as the owner died.

    as for the shed in the driveway, it is a bike shed that will be coming with us if we move, the whole point of it is so the biks dont have to come through the house.

    the driveway is tar mac in one colour with slabs to the door, i think it must be the photo

    May not make a differeence to viewers, but the exterior pics don't half look depressing being taken on rainy day. I would dash out and grab the chance if you see a glimmer of sunshine and get some happier looking outside snaps.

    I can't say anything about the price but one thing did strike me....it doesn't look like a home.

    It appears too cold and clinical (apart from one of the bedrooms which seems to have some life). I know everyone is into declutter but sometimes I think some 'fluffy' (for want of a better word) is needed to make it feel warm and loved.

    I am not saying you don't love your home or even that others would think the same as me, it was just my impression.
    We made it! All three boys have graduated, it's been hard work but it shows there is a possibility of a chance of normal (ish) life after a diagnosis (or two) of ASD. It's not been the easiest route but I am so glad I ignored everything and everyone and did my own therapies with them.
    Eldests' EDS diagnosis 4.5.10, mine 13.1.11 eekk - now having fun and games as a wheelchair user.
