    Misrepresentation, I don't think so, read my last post, I have been their, wanting last years price, it doesn't exist.

    Is your house up for sale ?? , ask your local EA and tell them you want to put your house up for what is would have fetched in December.

    And wait for the tumbleweed.

    These are facts that are out their now, forget Nationwide, they are only telling me what I have known for months. Of course there are buyers out there that are purchasing now, there always will be what with, moving jobs, divorce, death etc.. but this does not make up the majority of buyers when things are "normal".

    The majority of buyers are staying away and who can blame them, when prices are falling.

    I'm not going to pretend to be an expert like some of these posts are trying to be - a house is worth as much as someone is willing to pay for it, so persevere! I'm just going to give *my* personal feedback.

    The house looks excellent, very spacious and big and clear of all teh clutter that home-selling programmes tell us to do. But it needs a small injection of wow/warm factor - by that I mean, try plants/flowers on the mantelpiece, make pppicture 10 more of an inviting room - style it a *little* with a picture or better curtains.

    I look firstly at kitchens and bathrooms, then at the master bedroom and parking etc. the kitchen needs more shine - put the toaster back in and some flowers on the window! bathroom looks ok but small cos of the angle of the picture? Remove the disinfectant and put some candles or a couple of plants in there. The loft bedroom is a TOTAL wow but again - more cushions/curtains/pictures. have a look at the House Beautiful type magazines as I think you have an excellent base house to sell.

    And also be patient. We know the market is slow at the moment but ultimately people still want to move house. And you could indeed offer to pay the stamp duty etc, but perhaps go thorugh an online property sales place so you can save that money by avoiding EA fees.

    But you only need one person through the door that loves it....!

  • Not necessarily so! (though a wise forethought).

    Not everyone needs a full mortgage. a building society might offer you 150k cos that's what they think its worth, and you can pay/negotiate any difference.

    There's an argument for listening to their valuation, there's an argument for assessing value yourself.

    What you haven't said is:
    a) Do you have to sell?
    b) Do you have to sell quickly?
    c) Will you be buying anywhere else?
    d) Will you be trading up or down?
    e) Do you have to achieve a specific price, as otherwise it is not worth selling, or are you just trying to achieve the best price you can?

    I don't know anything about Plymouth, but I thought earnings are lower than average compared to the rest of the country? Put quite simply, this may mean there are not many buyers in your price range, and there is nothing you can do until one of them comes along.

    The £175k stamp duty threshold has a kind of magnetic attraction to it, but ...

    Finally, you mention that the 3 bed detached house that sold at £197k was sold at auction. Auctions don't necessarily achieve low prices. Also, a fourth bedroom is really nice, but if it's in the attic it may not make the house that much more valuable. So, you may be wrong on price for yours. The fact that other UNSOLD houses are on the market for more than yours does not necessarily mean that yours is correctly priced.

    Finally, finally, rather than dismantling the bike shed for the photo, there's always photoshop ... It's hardly misleading if you are going to take it with you anyway.

  • Oh and as I just mentioned over in another post http://forums.moneysavingexpert.com/showthread.html?p=14074541#post14074541 - consider dumping your EA (overpriced, underworked) for selling it yourself. you can avoid paying the EA fees by selling privately and therefore spend that money saved on improvements/cutting the sale price of the house.

    Would also heartily agree with GDB2222's questions - do you HAVE to sell? And whether you're trading up or down. But don't panic - we'll all ride this out together!!

    to answer your questions yes we do need to sell but not quickly.

    we want to move to a detached in same area.
    i am fed up with our 2 dogs having to walk through my lounge after walks all muddy or wet so we want a place with a hallway leading off to other rooms.
    i need a larger office as my business is picking up, i would use the dining/family room that looks empty in the photos, but thats where the dogs are and i need to work away from the telly & kids.
    and we in desperate need of a garage or workshop as hubby is a electrician/diy fanatic and tools and equip are all over the house.

    so yes i think we need to move soon

    Maybe these 240k houses have room for manoeuvre on price. If you take a 20k hit on yours you may well find a vendor willing to do the same.

    thats what we thought but the 4 bed detached houses dont seem to be going down in price, we have spoken to the ea's and they said the sellers want to down grade but also want some money put away for a rainy day.
    they all seem to be, how do i say it with out sounding rude ... older couples and dont want to budge inprice and the houses we have looked at need alot of work ie: upvc windows, rewire and new boiler. and are dated.

    ps got a viewing booked for tomorrow fingers and toes crossed!

    On the market since January, price dropped twice. The picture seems pretty clear to me - things are not selling at 2007 prices and sellers are very gradually lowering their prices.
