perhaps it may be more of an issue when they're older but I cant forsee a time when they're up later than us. :)

From about 16 onwards they will regularly be up after you at weekends and on holidays. Another thing to consider is what happens if you are still in that house when they start having girlfriends? One big open plan living space is great in theory, but how comfortable are you going to be if they're 15 and taking their girlfriend home to watch a movie in their bedroom?
  • If you are only planning on staying short-term, unless you are madly in love with this house don't bother, buy something more saleable. Waingroves is difficult enough to sell in at the best of times, without trying to shift a strange house with no garden. Think how the people selling it feel and imagine yourself in their shoes in 5 years time tearing your hair out.

Is there no chance you could buy in a better area a few miles away? Kimberley, Brinsley, Giltbrook, even Eastwood would be a far better prospect. I'm more familiar with the Nottingham side but if you prefer Derby side I'm sure theres better that direction too.

Hi thanks for that local knowledge Swift - although we thought of waingroves as a fairly good area with a school. We would consider moving closer to Notts as thats where hubby works - so any advice on good areas would be appreciated. TBH I always thought of eastwood and kimberley as fairly bad areas.

Well, we went last night to view and the vendors decided for some reason not to open the door. Strange as they were definitely in as we waiting in the car for ten minutes and saw them pulling down the blinds! Just called the agent to find out what happened there but no best pleased. Maybe it's a sign!

Had you arranged another viewing with the EA?
If so then that's just plain wierd.

Gracie - we're not planning on being there when they are 16 - and the boys bedrooms aren't open - it's just the master thats on a mezzanine. Thanks for your input though.

Taking all the points on board it's prob not the most sensible buy. However, I'm seduced by the fact that we can have something a little different for our money. Everything else seems so bland in comparison - dull new builds and 30's semis :(

poppy - yes we had arranged the viewing. Yes, it is weird - you think they'd be desperate for viewings as the house isnt shifting!

I'd ring the EA and give them grief about their sellers not answering the door.
