    Thanks both, if I stop paying mortgage and DMP but carry on with CCJ would that be classed as favouring one creditor over the others and get me into trouble with the OR? Though I was a bit concerned at the prospect of bailiffs calling!

    I doubt you would get in trouble with the OR because of paying the CCJ. It is a court order and there would be possible consequences if you dont pay it (ie bailiffs etc), so I would have thought you should be ok.

    crikey, didn't realise it had been so long since I posted on here. Well this is the first month of not paying mortgage, secured loan and DMP all were due over the last week so it early days but no phone calls yet. Wonder how long it will take for them to start! Have started looking in local paper etc at rental properties and there seems to be nothing with private landlords, most are with the lettings side of the 3 biggest local estate agents which is a bit of a worry when it comes to credit checks and so on. I haven't plucked up the courage to actually ask any of them whether we' be considered as prospective tenants yet as I thought with property in the area we want in fairly short supply they might not keep us informed about what was becoming available if they knew our situation. What do others think is it better to be upfront with them. They also all seem to charge a 275.00 application fee which seems a bit steep to me. What sort of application fees have others had to pay?

    Been reading your post with interest! Just to let you know, we're in rented at the mo, and OH goes BR in a couple of weeks. We did have to pay the lettings agent a fee up front but I think it varies from agent to agent. We are lucky to get on quite well with our LL (he's very laid back), but we're not letting him know about the BR as the rent is in my name only. (But we weren't planning on BR when we moved in!)

    As well as being in rented, I also own (well, in neg equity!:rolleyes:) a house where we used to live, which I have rented out. As a landlord myself, I have let the house be rented to a couple who don't necessarily have the best credit rating, but I am satisfied that they love the house and couldn't wait to move in!

    What I'm trying to say, in a very roundabout way, is that a lot depends on the individual landlord, so don't assume you will be rejected simply for the situation you find yourselves in!

    Hi again Silou.....i still stand by being honest and up front with any potential LL. How would you feel if you found a lovely house,moved in,got on well with the neighbours the wham you get asked to vacate the propertybecause they find you are bc:rolleyes: .Ok it may not happen but what if it did;) .Dx

    I agree with Dalip one hundred percent, tell the truth, as you may end up regertting lying.

    Wishing you the very best with it all, sorry to hear about OH, but it has been the thing that broke the camels bank, and maybe it was just to be. Go on and move forward, and hopefully a new life free of debt awaits you out there.

    OK so honesty would be the best way forward, think your point is absolutely right Dalip wouldn't want to be in that position. Its going to be a couple more months before we've got enough money saved to pay any amount of rent in avance that may be required so at that point I'll go and have a chat with any agents who've got any interesting rentals on their books. Just hope we have a couple of months to save before anyone starts trying to take any action!

    Well the calls have started, that didn't take long did it? Nothing too bad so far just a couple of calls from the mortgage co. and secured loan people and a letter from the SL company aswell, have ignored them all so far! I saw a house up for rent which looks like it might be ideal for us so I plucked up the courage and phoned the letting agent yesterday was completely honest with them about my situation and told them that BR is a possibility (well it's a definite really) they were far more understanding than I expected and went away to call the LL to check, the situation was further complicated by the fact that it said no pets and we have a dog. Any way agent called me back an hour later and said LL had considered it and would accept us (and the dog) in our situation with either 6 months rent in advance or a gaurantor. The gaurantor has to either earn 3xtimes the rent or be able to prove that they had the equivalent to 6 months rent in savings and be a home owner. So my parents fit the bill re the last 2 requirements for gaurantor and have said they'll do that for us (bless em). So we're going to look at the house next week. Even if this place isn't suitable its given me a real boost that at least if this LL was willing to accept us then hopefully others might feel the same.
    Thought I'd post all of this as it might be of some comfort to others with the same fears. I will of course report back once we've been to see the house.
