    When someone enters a property they dont skulk around like a cat burglar... he probably was nearby and banged on the door/rang the bell for a while... THEN opened the door, THEN shouted out a few times... knocking on doors before entering,

    What sort of human beings do you know that wouldn't try and communicate with another person? Seriusly your being a bit uppity about it honest.

    Sure he broke the law... but your portraying him as if he has done something wrong... essentially you were worried he would catch something you were trying to hide so seek to flip it around so he is the bad guy. If the place was spotless it wouldn't be a problem.

    Also just so you know, he probably thought it was not a problem. You rang up on Saturday requesting the toilet be fixed... You gave him permission to enter your house at that point. Sunday he came early and did the job for you, didn't complain about what you were worried about so why the fuss?

    But seriously if you are concerned about it. Ring him and complain... instead of complaining on an internet forum.

    BUT you wont do that... because he probably has left you in peace for a long time... for a rented accomodation, he has fixed things fast in the past and appears to be a pretty good landlord. Seriously i've had some shi tty landloards before

    [Edit 2]: Im also a tenant in a property and have had about 7 landlords from being in sutdent digs. I have nothing to hide in a landlord coming around earlier to fix a problem as embarrassing and important/hygenic as a toilet. Would you be happy if he spent 4 weeks repairing it? No you'd be annoyed your toilets broke and not usable etc.

    so you called LL tell him loo broke...LL said i will fix will let myself in...you said ok.......he went round and fixed it

    i'm sure he would have knocked on the door first/rang doorbell....shouted when he opened the door

    I believe many tenants would love a LL like yours....i could understand if he was doing this constantly but ONCE and you did say he could

    Why don't you just ring him and say look mate please ring me etc before entering but be happy you have a LL that actually does things for you.

    I don't think your uppity or anything else,i would feel the same way, but not actually speaking to the guy first and saying your not happy about it but coming on here seems a little dramatic....especially over him helping you out pronto and not dragging it on for months etc

    it actually seems your more worried that he will find out what damage has accured
    If you find yourself in a fair fight, then you have failed to plan properly

You gave him permission to enter your house at that point.I gave him permission to enter on MONDAY Sunday he came early and did the job for you, didn't complain about what you were worried about so why the fuss?

    I was worried about stickers before I posted on here this morning!!!! but there is no damage to theproperty as I stated earlier:confused:

    Neas it is not a debate as he broke the law, so nothing to debate really. I asked for advice. On legalities, perhaps I did not make that clear, apologies if that is so.

    im not entirely sure he has broke the law. You requested him to enter your house to fix an item.. Not sure if the 24 hour rule works that way round. I'd like my landlord to come and fix something fast like that.

    Again... Do what makes you happy. Complain to the landlord... not us. Tell him he did wrong... I'd like your landlord, comes fast when you want him.. doesn't bother you for 2.5 years, and seems pretty reasonable. I've had plenty dodgier landlords.

    As i suspect though you want us to agree with you, when most of us believe he acted ok, nothing Major to whine and moan about as you have been.

    If you moan to him, he could just serve you a section 21, kick out an ungrateful tenant and get someone else :). I'd be !!!!ed off if you rung me as a LL and complained i fixed your toilet too soon.

    what are you seeking out of this?? you have two options

    ring him and say not happy don't do again

    or

    complain to the police he gets arrested.....LL kicks you out as soon as he can

    All I want to know is that he will not just bimble in again without me knowing he will be there....as I understand it, he ahd to seek permision 24 hours before hand, I gave him permission for Monday not Sunday. Had I known he would be here today, I would have made sure I was.

    Doesn't matter. Tenants have the right to quiet enjoyment. That means at least 24 hours' notice before the landlord comes round, by mutual arrangement. The landlord acted absolutely wrongly and you cannot defend his actions. How many times he knocked, or how loudly, has nothing to do with it. He should not have been there in the first place, at that time, without any warning. He had arranged a time with the OP and he did not keep to that agreement. He is in the wrong.

    No, as she has stated, she was worried also that she could have been in the bath, or changing her daughter, or all manner of things that you wouldn't want a total stranger walking in on you for. The fact is, the landlord breached the tenant's right to quiet enjoyment. As you pointed out above, he broke the law, which by definition means that he has done something wrong.

    He may have thought he was doing her a favour, but the fact is, he was wrong, not only according to the OP but according to the tenancy agreement and according to the law. If he agreed a time with his tenant he needs to stick to that appointment. He can't just turn up at a different time, whether he thinks he is doing her a favour or not. Especially for a tenant with a full-time job (I presume, at least) and family concerns, it is completely inappropriate and bad practice on the part of the landlord (though that does not mean it is OK in other circumstances, either).

    Actually, it's probably better to write to him. You can phrase things more carefully in a letter and, most importantly, you have the paper trail. If he is a generally good landlord it is worth being polite about it, but I do think you need to be firm, as if he has done it once, he may feel it is OK to do again, unless you make it clear to him that you would prefer he did not enter your house without notice and agreement from you.
