    Do you email him, or only call?
    I'd be inclined to write, or email, & thank him for fixing the loo, but reminding him that he had already arranged a time to come over, and must give you 24hours notice. Popping by unannounced & letting himself in is unacceptable.

    Then change the locks, both Yale & chubb are easy to change, and keep the original to put back when you leave.

    When I spoke to him yesterday, I called. I thought I would send a recorded delivery letter tomorrow.
    fab idea about the locks,:D I will certainly change them, as at the mo I feel really uncomfortable in the house. And yes I will keep the originals. Thanks.

    no... as its his property Im sure he has a right to enter under certain conditions. When renting people get all upty all about landlords entering.

    He entered your home... yes to HELP you fix something. he didn't steal anything, he did work for you, and it seems to be good work.

    Sounds like a reasonable landlord... alright he didnt do things by the book BUT he solved your problem pretty quickly... Our landlord we have to ring for 3-4 weeks to get answer on a broken toilet seat... in which we personally changed and were reimbursed the cost.

    Think really about it... do you trust him? My landlord probably has a key for my place but i trust they wont come because.... why would they? I pay the bills i keep the place tidy/clean and everyones happy. How long have you lived there? How many times has he Let himself in when you haven't asked him too?..... most likely ZERO...

    Why do people over dramatice eveything?

    Actually I'm not sure why you're making such a fuss. :confused:

    You called him to tell him your loo was broken and, like any good landlord should, he's fixed it. Surely you'd be complaining more if he left you with a broken loo?!

    When I was renting from a private landlord, my housemates and I would call him to tell him XYZ was broken or needed repairing and we understood that he would need to gain entry to the property to fix it. He ALWAYS knocked loudly and repeatedly to ascertain if we were there, BEFORE using his key to let himself in and I had no problems with that.

    I would be careful about changing the locks though. A landlord DOES have right of entry to your (make that HIS) property and, in the event of something like a gas or water leak, and you not being there to let him in (if you were on holiday for example) he would need access. If I were the landlord and had to break the door down to get access in a case like that I would be charging you, the tenant, to replace the thing.

    give him a call, im sure all is fine, and tbh if youve been paying rent for that long, i cant see why hed suddenly have a problem with anything, but maybe just slip in that you are making plans to decorate, and is this alright with him rather than point out that its gotten a bit tired looking maybe? good luck x

    To those of you thinking I am being "uppity" etc.........it is my home. He broke the law. I could have been asleep/in the bath/anything and he could have walked in.
    And how would I know he has not stolen anything, or done anything untoward? I understand an emergency is an emergency, but this was not.
    I do hope those of you that think this was ok are not LL.
