    It is often the case that truly local people will appreciate the value of a particular house/road better than those out of the area. If somewhere is a little special -and it can be for all kinds of reasons - people will talk about it.

  • Good news. Hope it all goes fast and smooth.

    Quick query. We accepted a cash offer for our flat in early July the surveyor was out within days, our buyer wants to extend the leasehold and that enquiry stage is ongoing. Is there any chance of us exchanging contracts in the next 3 weeks?

    Latest news.
    Our buyer has done everything they need to do, their part is ready to go and the deposit funds are now with their solicitor. We have just received our contract and that will be signed this evening. I'll drop it off at the solicitor tomorrow morning and we could be exchanging the same day. Tentative completion requested was 10th October but I would prefer 17th. However, I'm sure we can sort out that easily enough though.

    We exchanged contracts this morning a month after getting the offer. :o

    I feel very lucky that we ended up with a perfect sale situation.
    We had nothing to buy.
    Our buyers had nothing to sell.
    Our buyers had to complete by a certain time.
    Our buyers chose the agent (of the two marketing) charging the lowest commission purely because they had used them before.
    We both used the same solicitors.
    The EA was linked to the solicitors and they are all in the same office.

    I've also learnt a couple of things:-
    Price is important but you still need luck. The neighbour that originally came to view only came over because of the price it was up for but if he hadn't come over the house might still be up for sale.
    Don't underestimate the power of a "for sale" board. If we hadn't had one then perhaps the neighbour would never had known we were selling.

    How long did the survey take to be done? And then how long for the mortgage offer?
    Am awaiting that at the moment.

    We got the offer on 19th August, the survey was done on 1st September and the mortgage offer was issued 5th September (I assume it must have then taken a few days or so to go through the system and be posted to our buyers).
