We exchanged contracts this morning a month after getting the offer.

I feel very lucky that we ended up with a perfect sale situation.
We had nothing to buy.
Our buyers had nothing to sell.
Our buyers had to complete by a certain time.
Our buyers chose the agent (of the two marketing) charging the lowest commission purely because they had used them before.
We both used the same solicitors.
The EA was linked to the solicitors and they are all in the same office.
I've also learnt a couple of things:-
Price is important but you still need luck. The neighbour that originally came to view only came over because of the price it was up for but if he hadn't come over the house might still be up for sale.
Don't underestimate the power of a "for sale" board. If we hadn't had one then perhaps the neighbour would never had known we were selling.

We also have good news - our buyer exchanged contracts yesterday 17th Sept and the completion date is for end of the month.
Bit of a different position. Buyer paying cash but our purchase not needing to be synchronised. Our purchase is coming along very nicely.
We also used the same firm of solicitors to sell as our buyer.
We chose the agent because a) they satisfied me that they could sell fast if we priced realistically, b) they had a ready buyer, c) a ready, willing and able other buyer, d) a prominent high street position and use rightmove.
The luck factor - Thanks to our neighbour
our buyer heard of our flat while in the EA's office!
Also we are lucky having a laid back seller of our new purchase.No longer half of Optimisticpair

How long did the survey take to be done? And then how long for the mortgage offer?
Am awaiting that at the moment.
Selling - Viewing to first offer rejected next day, second realistic offer day after accepted, their surveyor was out within a few days. Cash buyer so no mortgage there.No longer half of Optimisticpair

Glad to hear it - must be a load off your mind!...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0

The neighbour saw the house was for sale via the EA advetising it but then the neighbour mentioned it to our buyer.
The EA fee is a few k I guess, so it would be sensible to get some legal advice on the EA's contract.No reliance should be placed on the above! Absolutely none, do you hear?0 -
