    would it be good/bad thing to get EA's to request a viewing deposit (say £10 - £20), to weed out the time wasters?

    Bad thing. Most potentials buyers would tell the EA to go forth and multiply.

  • I used to hate that..spend hours cleaning up and making things look good and then get a no show or they didnt like the area type of thing, it happened quite a lot when i was selling but unfortunately its all part of the process and it sold in the end. Even though the house next door had a smashed front window and looked like a real mess.... So just try and keep positive ;)

    Just an update

    My neighbours have tidied their garden:j and I have a new viewing booked for tomorrow, so am cleaning and tidying again. I am begining to think putting my house up in the holidays when I have 4 kids at home, was not my best thought out plan.

    Keep your fingers crossed for me.

    Ha Ha, erm it was the neighbours on the other side that sorted it.

    They told the clampets, that I had a no show viewing having spent the day cleaning and the feedback was about the nieghbours garden (which is not entirely true). The (nice) nieghbour said "We are going to make sure we keep ours tidy, we don't want to be thought of as the streets scruffs" the clampets said "oh we best sort ours out as well".

    So from the front things look better (the back is still a jungle mind you). So you could always get another person to 'mediate'.

    I am a bit nervous of the viewing tomorrow (never sold before), my plan is to have the house spotless and kick the kids and cat out. Do I offer them a brew and a chat or is it formal and a quick look round?

    Sorry to sound so pathetic, just not sure.

    Ah, that's a good idea....much more diplomatic! At least your neighbours made the effort then.

    My advice is leave it to the agent! I usually disappear into the garden and wander about pretending to examine my plants so agent can show viewers around without tripping over me.

    Having said that I've yet to find a way of dislodging my sons from their rooms and computers, but I'm working on it! One agent said I should be thankful my sons had actually got up (we had one early morning viewing)- he's had to show houses with the teenagers still in bed...lol.

    Ooh I like your thinking!

    Actually the kids (apart from the little on, who is only 3) are very good. Even the EA could not believe I had got them to make their rooms so clean and tidy, or in fact that they were not in bed.

    I really should not be on MSE just now, should be cleaning but I think I am addicted to this site.

    I have lovely neighbours, all professionals, but three of the surrounding front gardens/driveways leave a lot to be desired. Consequently, even people with appointments have cancelled viewings.

    It's not a ropey area, but a cursory inspection of our street would reveal that one end is very much smarter than the other, complete with BMWs and 4x4s on the drives, wheras our end is more '10 year old Nissan.' Living here, however, I know which end is much quieter; totally free from screaming kids and people using power tools for much of the weekend!

    I'd like to say 'It's their loss,' about the cancelled viewings, but of couse it's probably mine!
