    The rolling laughing icon is generally used to 'laugh' at someone or something they've said. Just because you aren't clever enough to counter my argument with reasoned discussion you have to stoop to a lower level, just like here - again can't counter so have to stoop to a personal slight saying I lack class. The only person here who is lacking in class, other than the op who has either been scammed or is trying to scam, is yourself.

    If I'm not being 'subtle' to someone it could be that I don't think they're intelligent to get a subtle point so write the post at a level they may understand.

    OK pal, you are clearly a very and deeply unhappy chap. I didn't realise someone could be so upset by an icon - those little chaps can be horrible. If I have upset then I am truly sorry.

    HI thanks for you interest , the bank allowed the transfer of land to the builder who purchased part of the land from us it is when are solicitor tried to transfer my share to me at a later date that they refused. because of my partners precarious health is why the land was not transferred at the same time as the builder. that is when the bank took advantage of the situation over me.

    Thanks for your interest ,my partner at the time is still not very good so i can not pursue my claim from that direction

    Ok, it's late so excuse any typos.

    When you register the purchase of land your require certain documents:-

    A. The Transfer.
    B. Lease (if applicable)
    C. SDLT5
    D. Mortgage charge (if applicable)
    E. The discharge for any charge on the land.

    Unless it's a first registration.

    As you said
    I was informed by the bank that they would not allow the said transference because of my partners financial difficulties at that time. Unhappy with this situation and hoping fervently that this matter would be resolved, I continued to trust that my partner and Lloyds Bank would arrive at a mutual solution and that the transaction of the land would be successfully finalised.

    It appears that legal transfer of title never took place. So the claim goes to your solicitor who should of checked that it would occur.

    Then...
    I undertook to oversee the security, safety and protection of the land at six monthly intervals since its purchase by us.

    You undertook to take on the legal work. The priority search would expire at most 6 weeks after you applied it, so leaving it 6 months is your own fault.

    I'd say there is something in the paperwork between you and your solicitor about the issue of legal ownership not passing between you and your partner.
