How on earth can it be a scam? Has anyone asked you to send some money in?

Ok and all those emails that people get that say they want to give them millions of dollars don't start out asking for money, are you saying they're not a scam?

What obligation did Lloyds have to split the land? They are a bank not a charity, and a loan was secured against the asset. If there is a claim, its against your partner who appears to be the unethical one in all this.

The loan that was secured by the land was paid back in full .The remaining profit was equally divided as stated earlier my share was paid into the account i held at the same branch £11,000. Our joint venture and financial commitment were met in full to the bank .I keep repeating that if there was a problem at that stage they would have kept my £11,000 in my partners account and would not have let us take a £22,000 mortgage out on our next venture. With respect you are not reading it correctly

I never said that it was a scam. However I am confused at the very poor grammar and spelling the poster is now displaying, when the original post was so clear.

Apologies for any poor grammer. As you can accept the original post was clear as this was carefully written before it was posted on the site to ensure the facts were laid out clearly.

I would expect that with your communication skills a bank wouldn't touch you with a barge pole.

Hi if you took the time to read the originall post correctly you perhaps would not need to be insulting as you are.

hi. the land was divided into two areas ,the builder purchased one .my partner and and i had agreed the remaining area would be divided into two plots one each.when the builder purchased his area the remaining was still registered in my partners name

So you had no legal title (ownership) to that plot
thou i tried at a later date to register it to me lloyds would not let it happen.

Because Lloyds had a charge over the land as collateral for your partner's debt
the bank was fully aware off are intention from the start but took advantage off the situation. if their was any problem why did they allow the money to be transferred to me.

Not sure - need to look at the terms of the loan.

I rather suspect that as the land was registered to your partner he/she used it as collateral - possibly for other debts not associated with the land purchase.

My gut feeling is that your partner has ripped you off - not Lloyds.

when we purchased the land although it was requested in my partners name we had agreed of my equal share in are dealings also Lloyd's were awere. After the builder had purchased part of the land we had already decided to split the remaining land into two plots one each, it is a later date when i tried to land register my plot that i was told by the bank that they would not allow this to happen due to my partners financial problems .with out my prior knowledge Lloyds placed the land in a so called sales agent and sold it for £1,500.

Yup - partner's "financial problems". Sounds like he defaulted on repayments to Lloyds. They had a charge over "his" plot of land, repossessed it and sold it.

You miss the point - amazingly.

Why is this thread like a 419 scam?

Where have I said that emails promising millions are not a scam?

Don't insult people personally. Not on at all.

Go check out the bank charges reclaiming board and see some of the sort of people the banks do deal with.
